Primary Responsibilities:
Ensuring preventative maintenance policies, procedures and safety protocols are clearly defined, consistently communicated and successfully implemented across the Maplewood portfolio.
Submitting all regulatory compliance reports on a timely basis.
Developing annual maintenance budgets for approval by senior management.
Communicating adherence to budgets through the generation of quarterly reports.
Tracking useful life and renewal requirements for PP&E.
Being an available resource for Environmental Service Directors. (Maintenance Directors)
Working with appropriate individuals at communities to coordinate resources for timely room flips.
Working with energy broker(s) to ensure that utility contracts for both electricity and gas are in place for all properties at all times.
Verifying that certificates of insurance for all vendors related to maintenance performed at our communities are in place and current.
Monitoring and reporting on defined capital expenditure requirements.
Maintaining continuity of portfolio appearance thru the purchase of standard attic-stock supplies such as paint, lighting, carpet, etc.
Spearheading efforts to manage emergency maintenance issues such as pipe bursts, power outages, etc.
Negotiating major contracts such as snow removal, landscaping, extermination, utilities and trash.
Working with Environmental Services Directors and Senior Management on ensuring standards for "first impressions" and cleanliness at each community is achieved on a consistent, daily basis.
Managing wastewater treatment plant state filings and neighbor reimbursements.
Working with accounting to ensure accurate records of all expenses.
Supporting the Development & Investments team on major CapEx projects and equipment replacements.
Computer Skills:
Demonstrates computer proficiency in:
MS Office with extensive experience in Excel, Word and Project
Yardi Software
Experience and Education:
Bachelor's degree required.
Minimum five (5+) years of experience in property management role, preferably for an assisted living operator
Successful experience managing a multi-property portfolio of similar building system types

Effective problem-solver, decision maker, and ability to work on multiple projects and assignments simultaneously, often under strict time constraints and conflicting priorities
