Overview:

The Coordinator of Custodial, Maintenance & Grounds Services is responsible for the maintenance and custodial needs of all school campus facilities and grounds, including planning, scheduling, and supervision to ensure a safe and clean environment for students, staff, and visitors.

Key Qualifications:

  • This position requires the equivalent of an Associate's degree or higher with major coursework in business, industrial technology or a related field, mastery of one or more of related technical trades, and at least 5 years of successful increasing responsibility in building or grounds maintenance and operations including a minimum of 3 years of experience coordinating or supervising personnel and projects in related fields or a business setting strongly preferred.

  • Additional related experience or a recognized apprenticeship may substitute for formal education.

  • Possession of or ability to earn via course completion a Public Building Operator's Certificate from the State of Ohio.

  • Possession of or ability to earn certification as a Pesticide Applicator.

  • A valid driver's license and ability to be insured must be maintained during employment.

Key Responsibilities:

  • Coordinates the day-to-day organization, staffing, and operational activities for maintenance, custodial and grounds programs including construction, maintenance, repair and operation of facilities.

  • Assigns maintenance personnel to projects and services, monitors, and inspects work performed.

  • Provides and/or coordinates technical and safety training.

  • Assists in the development and implementation of goals, objectives, policies, and priorities for the maintenance, custodial and grounds segments of school district operations.

  • Implements and supervises work plans necessary for successful daily operations of the school campus.

  • Coordinates all aspects of the maintenance, custodial, and grounds operations of the school district as directed by the Assistant Superintendent Business & Operations.

  • Identifies opportunities for improving service delivery methods and procedures for reviews with the Superintendent or Treasurer.

  • Assists in development and administration of the budget for maintenance. Processes expenses, ensuring proper use of labor and materials.

  • Estimates labor and materials needed for specific jobs.

  • Schedules and coordinates work team and materials required for specific work orders.

  • Assures timely completion of jobs in accordance with plans and specifications.

  • Coordinates, processes, logs and inspects completion of all service calls.

  • Assists with the performance and/or arranges for maintenance, alteration, and repair of heating, lighting, water services, air conditioning, ventilating and refrigeration systems, and the construction, remodeling, maintenance and repair of buildings, grounds, parking lots, athletic facilities, and related equipment.

  • Prepares cost, time and labor estimates. Assists in the preparation of plans and bids for major projects.

  • Researches, plans and administers a preventive capital maintenance and improvements program.

  • Assures compliance with appropriate laws, codes, and regulations.

  • Implements asbestos, hazardous materials, and energy management programs.

  • Inspects, repairs, fabricates, installs, services and maintains school facilities and grounds.

  • Prepares rough sketches of work and estimates of materials and labor.

  • Duplicates keys. Changes lock combinations.

  • Inspects roofs. Directs the maintenance and repair of roof infrastructures throughout the school campus.

  • Makes and keeps repair records and photo files on all major repairs or installations throughout the school campus.

  • Reads and interprets blueprints, maps, diagrams and specifications to make determinations for labor and materials.

  • Maintains required records to prepare oral or written reports on work completed and materials used.

  • Hires, trains, schedules, evaluates, supervises, and when necessary, disciplines personnel as assigned in cooperation with the Human Resources Department.

  • Assists Head Custodians in scheduling cleaning routes and frequencies for each custodian to ensure that all areas are cleaned to required standards.

  • Supervises and assists the Service Manager in the daily operations of all HVAC systems.

  • Assists Service Manager with the daily operations of the Direct Digital Control systems for HVAC systems campus wide.

  • Coordinates maintenance personnel to perform scheduled and unscheduled maintenance in a timely manner to ensure safety and to maximize the useful life of equipment.

  • Supervises projects that maintain the aesthetics and functionality of all district facilities and grounds according to district expectations.

  • Works collaboratively with supervisors in developing and administering budgets.

  • Processes all work and purchase orders in a timely manner within budget.

  • Develops a capital assets and repairs project list and budget.

  • Researches, facilitates, develops and competitively bid, as required, and/or executes assigned third party vendor contracts.

  • Coordinates staff support services when necessary for the review, approval, denial or facilitation of rental applications for use of school facilities and grounds.

  • Plans, coordinates and executes the workflow necessary to maintain school grounds during inclement weather or any calamity related event.

  • Performs other duties as assigned.

Knowledge, Skills and Abilities (KSA):

  • Requires thorough competency, and knowledge of building maintenance and operations. This includes knowledge of complex practices and principles of the installation, operation, maintenance and repair of the lighting, air conditioning, electrical, plumbing, carpentry, masonry, painting, locksmithing, welding and other mechanical systems.

  • Requires a thorough knowledge of the Uniform Building Code including public school regulations for accommodating persons with disabilities.

  • Knowledge of the rules, regulations and safety orders of the Department of Commerce Industrial Compliance as applied to construction, operation and maintenance of buildings.

  • Must have full awareness of regulations, policies, codes and laws applicable to the position, including fire safety and fire suppression systems.

  • Knowledge of or ability to learn Direct Digital Control systems.

  • Requires the ability to cultivate and sustain a positively engaged department culture that demonstrates high morale and contributes to employee retention.

  • Requires skills in preparing reports, budgets and correspondence.

  • Requires use of the applicant tracking system to recruit, interview and select staff.

  • Requires the ability to plan, prioritize, and assign work in order to meet yearly schedules and timelines.

  • Must be able to read and interpret blueprints, specifications and work orders.

  • Requires the ability to estimate labor and material costs.

  • Must be able to write and maintain routine and sometimes complex records according to Federal, State, local, and District standards.

  • Knowledge of and experience with the installation, operation, maintenance and repair of electrical and mechanical systems or equipment.

  • Knowledge of sanitation requirements and recycling protocols.

  • Ability to perform a variety of general plumbing, electrical, carpentry or other trade skills necessary for any urgent need required to protect the safety and welfare of others on our school campus.

  • Ability to direct or assist with basic masonry duties including contraction and repair of masonry walls, screens, retaining walls, benches, edgings and facings.

  • Ability to coordinate, plan, provide or lead training for any/all department personnel.

  • Ability to perform or direct a variety of locksmith duties. Installs, repairs, and replaces locks on doors, desks, vehicles, or lockers, etc.

  • Ability to review, evaluate and improve school maintenance and operations of facilities and grounds.

  • Demonstrated ability to lead, make, and execute decisions.

  • Ability to take initiative and act decisively for the safe and efficient operations of the school campus.

  • Demonstrates enthusiasm and a sincere desire to aid and ensure the safety of all.

  • Requires the ability to stand for extended periods of time, walk up to 400 yards, and manipulate (lift, carry, move) medium weights of 40 to 60 pounds on a regular basis.

  • Requires the ability to climb (e.g. ladders), stoop, kneel, twist, crouch, reach above the head, reach forward, and repeat hand motions on a regular basis.

  • Requires sufficient hand-eye coordination, hand and finger dexterity including ability to grasp, and visual acuity to operate specialized equipment and read technical (including blueprints) and safety information.

  • Requires sufficient auditory ability to carry on conversations and project voice in a noisy environment. The employee must have the ability to work in varying indoor and outdoor environments, including extreme variations in temperatures, while operating machinery.

  • The employee must also have the ability to operate varied technologies and small to large forms of equipment, including motorized machinery or vehicles.

  • The specific vision requirements of the job include good depth perception and occasionally being able to see objects/persons at a distance.

  • While performing the duties of the job the employee frequently is required to hear conversation in quiet, as well as a noisy environment and be able to tell where a sound is coming from.

  • The employee must be able to communicate to the team to give directions.

Terms of Employment:

Bargaining unit exempt, non-teaching administrative employee working 260 days less vacation days for 8 hours per day excluding lunch. Work year calendar to be established by the Board of Education and will be provided annually.

Salary shall be assigned commensurate with level of knowledge and related experience. Performance compensation and stipend eligible. Comprehensive fringe benefits available.
