Brief Job Description (essential functions of the job):

Under the direct supervision of the Construction Manager, the Construction Supervisor is responsible for all construction management activities for projects of moderate to substantial complexity, in compliance with all relevant city, state, federal, and other appropriate regulations.

Responsibilities

Primary Responsibilities and Tasks

  • Inspects and surveys properties.

  • Manages construction activities for assigned home repair projects and housing developments.

  • Consults with homeowners and assists them through the construction planning process. May assist as appropriate with the coordination of services for homeowners and the explanation of available assistance programs.

  • Prepares specifications and cost estimates using designated software.

  • Manages bidding and viewing process, reviews bids and determines lowest qualified bidder.

  • Reviews and negotiates project specifications and costs with owners and contractors.

  • Negotiates project expectations, including timeline, with homeowners and selected contractors/developers as necessary.

  • Performs regular on-site construction monitoring, including progress and final payment inspections and attends construction meetings as required.

  • When necessary, prepares construction specifications, scopes of work, cost estimates, and evaluation criteria for development and rehabilitation projects across DND divisions. Coordinates construction, design and budget issues in the field with assigned DND Project Managers and Development Officers. May monitor and approve construction progress payments, change orders and contingency usage.

  • Performs inspections of housing units for housing quality standards as well as assistance with scoping rehab and repair work.

  • Coordinates on site communication between homeowner, contractor and other relevant parties, to ensure timely, successful project completion.

  • Manages homeowner and contractor relationship towards project resolution. Projects may include complex situations involving challenging clients with underlying physical and mental health issues.

  • Assists in staff orientation and training.

  • Performs related work as required.

Minimum Entrance Qualifications

  • At least two (2) years of fulltime, or equivalent part-time, experience in construction, construction management or a related field.

  • Massachusetts Unrestricted Construction Supervisor's license required.

  • Lead-safe work practices training and certification preferred.

  • Working knowledge of Massachusetts State building codes and regulations.

  • Detailed knowledge and understanding of construction and lead abatement practices, building methods, housing quality standards, sustainability and energy conservation practices and methods.

  • Familiarity with construction related requirements of federal and state housing programs preferred.

  • Strong communication, interpersonal, organizational, and customer service skills.

  • Previous work experience in a customer service environment and ability to effectively navigate difficult customer relations preferred.

  • Ability to operate desktop and mobile computing platforms, and a familiarity with specification writing software preferred.

  • Proficient computer skills required with Google Office and Salesforce software experience preferred.

  • Ability to occasionally work a flexible schedule, including nights and weekends, as needed.

  • Ability to exercise good judgment and focus on detail as required by the job.

  • Must have and maintain a current Massachusetts driver's license and vehicle is required (License must be maintained during employment.)

  • Appropriate educational substitutions may be made.

Site Supervisor shall be responsible for scheduling, inspections, quality control, and job site safety. This is a non-physically working position. No physical work shall be permitted unless otherwise authorized by Senior Management once written notice has been provided to the Mangers from the Supervisor, prior to the commencement of the work.</p><p><strong>Requirements</strong></p><ul> <li>Daily Reports: Provide PM/APM with end of day reports.</li> <li>Site Protection: Ensure all employees and subcontractors have proper PPE (Personal Protective Equipment). Confirm job site safety is maintained in accordance with SDP Site Safety Manuel and Training.</li> <li>First on and last off site</li> <li>Maintain a clean job site at all times (Dust Free, Food Free.).</li> <li>Work in partnership with PM to maintain an updated and accurate project schedule that reflects the changes in project status and that meets the cost and time requirements of the project</li> <li>Communicate with project team regarding ASI’s, RFI’s, and Material Submittals.</li> <li>Manage Process and Quality of Project in accordance with plans.</li> <li>Manage Employees and Subcontractors on-site: walkthrough with subcontractors as well as maintaining the best possible relations with staff on-site.</li> <li>Ensure all workmanship is of acceptable quality.</li> <li>Understanding building codes, safety guidelines and regulations addressing construction projects</li> <li>Act as the Liaison between the Assistant Project Manager and the Field Staff.</li> <li>Perform Daily Safety Inspections </li> <li>Understanding how construction equipment works for inspection, operation and maintenance of equipment.</li> <li>Work in partnership with project manager to identify and address issues of constructability or lack of scope during preconstruction phase</li> <li>Maintain and review punch list process to ensure all are addressed and executed in a timely manner</li> <li>Conduct weekly safety job site meetings per company safety program.</li> <li> <strong>Required Knowledge, Skills and Abilities:</strong> · Extensive knowledge of safety procedures and regulations · Experience in managing, training and developing people · Project experience should include out of the ground, renovation work in occupied and unoccupied environments, urban and suburban work locations, and a complete understanding of high level finishes.</li> <li> <strong>Training Requirements:</strong> · Unrestricted Supervisors License (CSL) · OSHA 30 · SDP Safety Certified · Scaffolding </li> </ul><p><strong>Benefits</strong></p><ul> <li>PTO</li> <li>Health,Dental, Vision Insurance</li> <li>Flex Spending</li> <li>Gym Membership Reimbursement </li> <li>401K</li> </ul> Sleeping Dog Properties Boston MA
