The Superintendent has the overall responsibility for the day to day field operations on assigned projects. Based on the specific project structure, this position may function as the Lead Superintendent, or in the position of an Assistant, Area Superintendent.

Essential Job Functions

Enforcement of Donley's Safety Requirements

  • Lead and promote the safety mission statement of Donley's.

  • Conduct and deliver employee orientations of trade contractors.

  • Conduct and document toolbox weekly safety meeting.

  • Daily safety huddle (7 minutes at 7 am) occurs daily.

  • Complete project safety audit with Predictive Solution with a minimum of one documented audit per week.

  • Implement, promote and conduct stretch and flex program.

  • Be willing to discipline noncompliance. Ensure that STA's are being done correctly.

  • Involve Occucare immediately upon any work related injuries on projects.

  • Working with the Regional Safety Manager, by actively participating in the investigation, and documentation any and all incidents or near misses.

  • Participate in managing CCIP process and requirements, as applicable.

  • Site Safety Plan and Risk Matrix

  • Coordinate the risk items and action plans with Regional Safety Manager.


  • Site logistics to include safety concerns (i.e. electric lines, crane access, pedestrian traffic) and budget.

  • Thorough review and understanding of the contract documents, drawings, specifications and subcontractors scope of work how work is assigned to subcontractors. Maintain as-built set of drawings.

  • Knowledge of the approved submittals and shop drawings.

  • Develop the master schedule with the project team with major input on the sequence of construction, activities, and milestone dates.

  • Lead constructability reviews with team members to address details of concern and share lessons learned. Participate in value engineering cost exercises.

  • Attend scope reviews with the assigned preconstruction team.

  • Participate in the RFQ and RFP process for projects assigned as superintendent (this includes presentations).

  • Attend the job set up and handoff meeting from Pre Construction to Construction. The Project Manager is responsible to schedule the meeting.

  • Participate in the budget reviews with the Project Manager.


  • Coordination with Subs, vendors, and suppliers, this includes between the trades, deliveries, expected date of material delivery onsite and installation.

  • Collect and record submission of subcontractor required documentation including safety huddles/tool box talks, STA's, DCR, 4 week look ahead schedules, QA/QC reporting. Notification to subcontractor if they are not providing this documentation.

  • Provide prompt response to owners, inspectors and third party consultants regarding the progress of the project or specific requests.

  • Communicate with team members regarding subcontractor performance, change of plans or notifications that may be required to subcontractors regarding schedule or cost impacts.

  • Look ahead schedules

  • 2 to 6 weeks in duration. Participate in monthly master schedule updates.
  • Prepare, review, update and analyze project schedules on a regular basis with subcontractors, vendors, and project manager; communicate any schedule changes or adjustments to appropriate parties.

  • Review subcontractor billings with project management.

  • Coordinate and review all shop drawings;

  • Complete Daily Report in Viewpoint, including documentation of labor forces, issues, weather, impacts, etc.

  • Manage quality control logs and deficiency reports

  • Assure compliance and tracking of diversity goals.


  • Schedule, coordinate and document all owner, governing authority and third party required testing and inspections.

  • Overall responsibility for environmental controls and documentation during the life of the project.

  • Responsible for ongoing photo-documentation of key component phases of the construction.

  • Inspection of work in place


  • Coordinate all project meetings with Project Manager and Project Engineer prior to start of project to decide who is scheduling the meeting, attending, doing the agenda and following up with meeting minutes.

  • Participate in the pre-start meeting conducted by the Project Manager.

  • Develop agenda, coordinate and document pre-installation meetings for trade contractors.

  • Conduct, document and distribute agenda and minutes for weekly Superintendent's meeting.

  • Commissioning Meeting

  • Attend and participate.
  • Safety Manager Meetings
  • Attend only (scheduling, agenda, and minutes by Regional Safety Manager).
  • Owner meetings
  • Attend and participate as required by the agenda.
  • Quality Control and Quality Assurance
  • Superintendent is responsible to implement the project specific quality control and assurance program developed at the start of the project by the project team.
  • Participate with team in the monthly update of the project master schedule.


  • Commissioning Meeting
  • Schedule, Attend and Participate.
  • Begin the close out process at 90 days or sooner prior to substantial completion, notify all subs, suppliers, vendors, etc. with a written correspondence to start the process of assembling the documents.

  • Assist project team with submittal log of required items at closeout distributed to each subcontractor, vendors, supplier, etc. Review and insure all submitted items are in compliance with required submittals per the contract specifications.

  • Assist in the submission of the closeout documents to owner (Operation and Maintenance Manuals (O & M), As built drawings and specifications, submittals, warranties, etc. All documents required of the Contract with the Owner.

  • Assemble and submit all governing agency forms for completion requirements with proper signatures.

  • Donley's preliminary punch list process is led by the PE for distribution. The entire team is needed to participate in this process.

  • Perform and/or verify punch list item accuracy to ensure timely completion

  • LEED - Final collection of the required documents per the project specifications, this includes from the subcontractors, suppliers, vendors and input in to the USGBC format as required.


  • Involvement in trade organizations, associations and community groups to develop and maintain positive relations and potential leads with prospective clients.

Position Requirements

Formal Education

  • At least ten (10) years of progressively responsible roles in construction and construction management, including at least 4 years' experience as a superintendent on commercial projects; or equivalent combination of education and experience.

Certification, Licenses, Registrations

  • OSHA 30 certified

  • First Aid/CPR certification within the past 24 months

Knowledge & Experience

  • Ability to deal with situations involving sensitive and confidential company issues.

  • Strong written and oral communication skills; ability to communicate with all levels, both internally and externally.

  • Knowledge of budgeting and expense control.

  • Well-developed analytical and problem solving abilities.

  • Able to write reports, business correspondence.

  • Able to organize work, engage in a variety of tasks simultaneously and consistently meet deadlines.

  • Able to perform duties independently.

  • Computer skills: Microsoft Office applications, Expedition or similar programs, P3/P5.

  • Knowledge of all different construction delivery systems.

  • Strong attention to detail.

Work Conditions

  • Work performed in a general office environment and at project sites. Requires overtime hours on a regular basis. Requires periodic participation and attendance at company events and meetings.
