The Construction Service Manager plays a critical role in the planning, development, and estimation of projects within the organization. This individual is responsible for leveraging their expertise to analyze project requirements, develop cost estimates, provide constructability review, co-develop project scope and bidding documents, identify subcontractors, develop preliminary project schedules, and contribute to the overall project development process.

Key Responsibilities:

  • Project Analysis: Conduct thorough analysis of project requirements, including scope, deliverables, and timelines.

  • Collaborate with cross-functional teams, including project developers, engineers, and project managers to ensure alignment on project development and cost estimation.

  • Identify and assess potential risks and contingencies related to project development and costing.

  • Develop accurate and comprehensive cost estimates for projects, considering materials, labor, and other relevant factors.

  • Co-develop project scoping and bid documents supporting the issuance of proposal requests from subcontractors and vendors.

  • Identification and prequalification of perspective subcontractors and vendors based on project needs.

  • Review and evaluate proposals based on key criteria, identification of deficiencies and establishing best value and cost.

  • Facilitate subcontractor and vendor negotiations and issue resolution.

  • Prepare and maintain detailed documentation related to project development and estimation activities.

  • Development of project implementation timelines reflected in a project schedule that is reflected on the needs to the project with input from various stakeholders.

  • Contribute to the enhancement of project development and estimation processes through the application of best practices and industry standards.

  • Adherence to Schneider Electrics Ethics, Policies, Procedures, and safety requirements.

Required Skills and Qualifications:

  • Four-year degree or technical degree and at least 10 years relevant industry experience including project development responsibilities.

  • Excellent understanding and operation of MEP Systems and general building knowledge necessary to support these technologies.

  • Proven experience in project development, cost estimation, or related fields.

  • Strong analytical and problem-solving skills.

  • Excellent communication and collaboration abilities.

  • Excellent written and verbal communication and organization skills required.

  • Demonstrated understanding of contract language, procedures, and tactics required.

  • Passion for customer service and team success required.

  • Proficiency with Microsoft Office applications including, but not limited to, Outlook, Word, Excel, and PowerPoint

  • Proficient and proven experience with Microsoft Project and ability to create and manipulate project schedules.

  • Proficiency with Autodesk Building Connect is a plus.

  • Proficiency using estimation tools/software such as RS Means Estimating Platform is a plus.

  • Advanced knowledge of contract law, codes, standards, and industry construction knowledge required.

  • Experience and understanding of working in the ESCO K-12, higher education, and/or municipality projects is a plus.

  • OSHA 30 a plus

Travel:

  • Ability to travel approximately 35% -50% or as needed to support the project teams.
