We are a Commercial General Contractor operating in Southern Nevada specializing in Class-A Office Space, Financial Institutions and Medical Facilities. We also offer fast-paced construction Service Representation to some of our choice Clients. We are looking to grow our team with another construction management professional that is driven, communicative and has a niche for developing business. If you are a seasoned Project Manager with strong leadership qualities, extensive ground-up construction knowledge, estimating experience, and a proven track record of client growth, you may be the next addition to our stellar team. This role will have an emphasis on building new relationships client and subcontractor for the ground-up market.

POSITION SUMMARY:

The Project Manager (PM) is responsible for the coordination of projects from contract negotiation to completion, overseeing all aspects of projects. This includes managing deadlines, assigning responsibilities, and monitoring the progress of the project. The primary focuses of the PM is to oversee the Quality Control aspects of the job and managing Superintendent and their duties. The PM will manage and coordinate the work on-going in the field by periodic reviews with the Superintendent. The Superintendent directly reports to the PM and therefore, management skills are necessary to coach and mentor subordinates. The PM will also be responsible for proactively communicating project progress as well as deficiencies, changes and challenges with the Project Administrator and Office Manager to allow to necessary actions. The PM should also focus on building relationships with Clients, being aggressive with sales and marketing tactics while nurturing client relations, always upholding company values and standards.

Overview of position requirements and essential functions:

  • Minimum of 5 years of experience as a Commercial Construction Project Manager
  • Experience in the ground-up Construction market
  • Strong estimating skillset with the ability to build budgets from estimating documents
  • Ability to manage assigned projects from estimate phase through close out
  • A strong passion for developing business and nurturing relationships with new and existing clientele
  • Strong oral and written communication skills
  • Ability to interface with clients and lead meetings
  • Multi tasking ability with strong problem solving skills
  • Professional, organized, self-starter with strong management skills
  • Ability to create and manage schedules
  • Strong building knowledge of all phases of construction
  • Must be familiar with various types of contracts, contractor coordination, documentation, and typical quality control and safety requirements
  • LEED Certification Desirable
  • Experience with Project Pro or Microsoft Project required
  • Computer skills including basic Microsoft Office programs - OneNote, Outlook, Excel, Word
  • Experience with IPad/Tablet desirable
  • Experience with Bluebeam a plus
  • Valid driver's license
  • OSHA 30 Hour Certification
  • Understanding of OSHA and safety guidelines

Leads the preparation, review, and administration of contractual proposals for Corporate projects. Essential Functions: * Meet with the company's property/location clients to discuss objectives of the project, develop project plan and scope of work * Assist in the management of the design process through all phases of design and construction; conduct effective design team meetings when required * Assist in the development of initial cost estimates and budgets * Define initial timelines for design and construction * Create, monitor and maintain project schedules * Complete the project bid process and develop an estimated project budget, and present proposals for client consideration; issue requests for proposals (RFPs), obtain, scope and level bids, finalize contracts, and negotiate change orders * Responsible for the assigned projects to ensure they are completed safely, timely, within budget, and meet the quality expectations of the client * Liaise with design team and construction manager to efficiently procure permits from multiple agencies * Approve, reject or negotiate invoices as appropriate * Track costs against budget * Provide routine budget reports as required by supervisors, executives, or others * Establish appropriate documentation and reporting requirements * Schedule, create agendas, and conduct meetings, as needed * Identify, track, prioritize and resolve issues * Provide information for consideration and decisions by executives * Implement executive decisions * Visit construction site on a regular basis * Oversee construction management staffing and trade coordination * Promote safe working conditions * Assure adherence to design intent, specifications and contract costs * Identify and implement cost or time saving measures * Identify areas of schedule risk and opportunity, and coordinate mitigation or optimization strategies * Maintain protocols and processes for clear communication and record-keeping throughout projects * Performs other duties as assigned American Casino & Entertainment Properties Las Vegas NV
