Construction Project Manager

The Construction Project Managerrole is not just about managing projects. It's about being part of a team that brings Auto Retail Construction projects to life. From planning and execution to meeting project design requirements, schedules, and organizational financial objectives, the manager plays a crucial role. They are responsible for initial schematic designs through construction completion of the project life cycle, including vendor management and FF&E procurement. The manager also manages project governance by executing a prototype utilizing a project playbook, standards, processes, and tools to align with corporate goals.

Duties/Responsibilities:

  • Holds project change orders below 3% of the original contract sum

  • Holds projects to 95% of original project budget

  • Holds projects to schedules set by our vendor partners, ensuring collaboration

  • Asbury has a 100% success rate in meeting open-for-business date targets

  • Find 5%-10% of contract sum accepted value engineering alternatives during the course of design and buyout

  • Assists the Director of Construction towards goals and objectives set by executive management

  • Processes Scope Authorization forms and Contract Authorization forms, ensuring prompt attention by necessary individuals for approvals

  • Processes construction project-related invoices and keeps anticipated cost reports current

  • Sends timely project updates to executive management

  • Manages project process binders / close-out binders

  • Works with Corporate Development Analyst to ensure budgets and project status reports / timelines are updated and communicated to management

  • Management of miscellaneous components necessary for overall construction project completion

  • Attends project kick-off meetings, completion coordination meetings, punch walk inspections, and performs 10-month warranty inspections on completed construction projects

  • Collaborates with internal and external project teams to develop design elements, review design intent, and construction documentation, develop presentations, address change orders, and obtain vendor estimates

  • Manages and delivers multiple simultaneous large-scale auto retail store construction projects on time and within budget, adhering to the highest quality and standards to achieve corporate initiatives, goals, and timelines

  • Executes corporate standards for all facilities components with regard to architectural, engineering, furniture fixtures, and equipment

  • Collaborates with the Director of Construction, providing recommendations and implementing all changes

  • Collaborates with cross-functional business partners to define requirements, including site due diligence, project/resource planning, and scope development; managing facilities design, branding synergies, and jurisdictional permitting, rezoning, and budget development for new stores, remodels, and refresh projects, as well as documenting and limiting change orders

  • Performs other related duties to benefit the mission/vision of the organization

Education & Experience

  • Bachelor's degree in engineering, architecture, construction management or interior design

  • PMP certification preferred

  • Microsoft Office Suite, Microsoft Project, Bluebeam, and AutoCAD preferred

  • Planning/Design: Space planning, Programming, Conceptualization/Brainstorming, Roll-out Management, Fixture Plans, Elevations, Site Plans, Merchandising, Material/Finish/Fixture/Furniture Selection

  • Project Management: Scope Development, Budgeting, Invoicing, Time Management, Scheduling, Forecasting, Resource Planning, Critical Thinking, Problem-solving, Conflict Management

  • Thorough understanding of corporate and industry practices, processes, standards, etc.

  • Communication and interpersonal skills (tact, diplomacy, influence, etc.) are essential for business-oriented professionals. 2-5 years of project management experience

  • Construction management experience is required

  • Auto retail experience a plus

  • Travel 25-50%
