Job Description

Provide proactive management of construction process - overseeing progress of General Contractor, Architect, and other consultants. Scope will span construction schedule, budget, and quality items.

Construction Manager Responsibilities

Predevelopment

  • Conduct plan reviews with development team for individual projects at each drawing release

  • Assist development team with City of Raleigh permitting

  • Assist development team with construction logistics

  • Assist development team with BMP assistance

Project Start Up

  • Meet with and prequalify Architects and General Contractors for various jobs

  • Review contracts to check for proper setup, any scope gaps, and potential liabilities.

  • Create project budget with development team including contingencies and various budget breakdowns

Project Execution

  • Manage construction costs as related to budget throughout project duration.

  • Review, track and minimize change orders.

  • Push contractor to meet/beat schedule without sacrificing quality.

  • Coordinate construction administration information flow between Owner, Architect CA, Contractor, and engineers

  • Review RFIs, Submittals, Correspondence, other construction period documentation between owner, architect, and GC

  • Maintain logs and files of priority documentation

  • Manage open issues, completing tasks required by the GC of the owner in a timely fashion.

  • Coordinate with other owner-hired consultants including waterproofing, interiors, sound, landscape, etc.

  • Daily quality control - field inspections checking for quality and developing relationship with GC field personnel.

  • Proactively problem-solve to minimize issues that affect critical path or budget.

  • Maintain high level of safety and cleanliness on jobsite.

  • Collect information and update development team & ownership as to progress and/or potential issues. Take lead on all aspects of construction related to project and work closely with development analyst and development manager to ensure all aspects of project are being tracked and communicated with entire project team.

  • Review pay apps and interface with bank inspector

  • Perform punch list and unit walks, holding GCs to high level of accountability

  • Interface with inspectors, maintaining high level of relationship.

  • Interface with equity partners, providing regular project updates on schedule, budget and updating them with pertinent changes from RFIs and submittals.

Project Closeout

  • Review final punch list, pay apps, warranty and as-built info

  • Interface with property management department, hand off to operations team, and coordinate warranty process with GC

  • Create lessons learned for each project to be shared with larger Construction Management group.
