Job Description

The Construction Manager reports to the Director of Development and Construction and is responsible for providing on-site management oversight for all phases of multiple construction projects, including coordinating workers, material, and equipment, ensuring that specifications are being followed, and work is proceeding on schedule and within budget.

Qualifications

Duties and Responsibilities

  • Follow established guidelines and procedures to increase communication and efficiency in the construction and rehabilitation of retail and multi-family assets.

  • Inspect potential properties and complete an inspection checklist.

  • Develop a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.

  • Assist in the development of a scope of work and bid list for assigned projects; analyze bids and award project contractor.

  • Select and coordinate work of multiple contractors and subcontractors working on various phases of the projects.

  • Oversee performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.

  • Responsible for proper oversight of construction contracts including: performance and payment bonds, acceptable insurance, and all necessary permits and licenses.

  • Interface with City and State building inspection staff. Facilitate the obtaining of a building permit, Certificate of Occupancy, the final closeout and turnover of the property.

  • Supervise contractors, check on any reported difficulties, and correct any safety violations or other reported deficiencies. Track and monitor construction progress through site reports.

  • Track and control construction schedule and associated costs to achieve completion of project within time and monies allocated. Perform program/draw inspections with contractors to monitor schedule performance and authorize draw releases.

  • Ensure standards are being met through field inspections to verify construction is adhering to plans and specifications.

  • Ensure change orders and punch list items are at a minimum. Ensure contractor invoice request and change order requests are approved by the owner.

  • Develop and sustain communication with management staff to ensure and maintain the timely turnover of renovated units for lease up. Ensure positive communication and team orientation with all members of development team, multifamily operations and the construction team.

  • Provide daily reports to owners and architects about progress and any necessary modifications of plans that seem appropriate.

Minimum Requirements

  • Graduate of an accredited four-year degree program in construction management, construction science, architecture, engineering or similar preferred. Others may also be considered if they have additional experience in business and or a construction related field.

  • Five years or more of experience assisting or supervising construction projects of increasing complexity.

  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.

  • Communicate clearly and concisely, both orally and in writing, in addition to the ability to master various reporting techniques.

  • Working knowledge local contractors and sub-contractors as well as specific construction techniques, methods and practices.

  • Working knowledge of negotiating techniques and skills, command of language.

  • Working knowledge of Microsoft Office and Microsoft Project.

  • Ability to identify potential problems, develop solutions, and resolve issues in a timely manner.

  • Ability to be innovative in developing and using effective cost cutting methods.

  • Extensive travel is required; 60% travel.
