Job Title: Construction Manager
EMCOR Services CES has a need for aConstruction Manager in Rockville, MD. The Construction Manager will plan,direct, coordinate, and budget the activities related with construction andmaintenance of structures, facilities, and systems. Additionally, this rolewith participate in the conceptual development of a construction project andoversee its organization, scheduling, and implementation.
This position is contingent upon contract award.
Essential Duties and Responsibilities:
Serves as a ProjectManager for the development, design, and coordination of various construction,maintenance and repair requirements received by the Department.
Upon assignment ofprojects, visits job site to determine work to be accomplished and coordinateswith the client to achieve the best method of accomplishment by utilizingprevious journeyman experience in the structural and civil trades, acceptedtrade practices, pertinent specifications, drawings, sketches, material, andsubcontractor/in-house availability.
Develops step by stepplans for accomplishing the project and prepares simple sketches reflectingconstruction details.
Customers to obtain optimum work scheduling.
Prepares and includesall other required documents, which may include: approved work requests,liquidated damages, funding documents, and all other documents required for acomplete contract package.
Provides technicalinformation, as requested, to the client during contract scheduling, orderingof materials, works in progress, final inspection coordination, etc.
When requested,responsible for providing bidding schedules and funding documents, coordinatingand submitting submittal documents, participating in proposal reviews andadvises in contract negotiations, etc.
In addition to primarymechanical discipline, the Project Manager must to a lesser degree, developcost estimates for sub-journeyman level work in multiple trade projectsutilizing various other trades such as electrical, structural and civil.
Performs contractquality assurance evaluation visits during work progress and upon finalcompletion of work. Maintains a complete record file of each project.
Ability to makedecisions regarding normal engineering problems and forwards findings orrecommendations to supervisor in controversial, precedent or policy cases.
The Construction Managershall show knowledge and/or ability in reading and interpreting engineeringdrawings and blueprints; also, a working knowledge of practical mathematicsrelated to the building trades with emphasis on utilities systems (HVAC).
Ability to utilizejourneyman mechanical field trade knowledge and experience using costestimating software programs, to develop detailed job plans and bills ofmaterial, man-hour/cost estimates for the construction, modification,maintenance, and repair of facilities, with a general knowledge of computers.
Ability to apply workingknowledge of Fire, Safety, and Environmental Codes as they apply to federalinstallations and the design of construction and facility repair projects.
3 yrs+ of specializedexperience which has equipped the applicant with knowledge in the Electrical,Mechanical, and Construction Fields, as well as the quasi-professionalknowledge of engineering disciplines in order to manage projects involvingdesign, construction, renovation, repair and maintenance of buildings andfacilities. Examples of qualifying specialized experience include: ConstructionEstimator/ Inspector/ Representative, Project Manager, and/or EngineeringTechnician performing work specifically related to the Mechanical Industry andthe construction field, responsible for interpreting plans and specifications,inspecting materials and workmanship, costing construction job, and schedulingwork. Supervisor of Crafts personnel, equipment operators, or mechanics engagedin construction work, provided that the experience involved responsibility forinterpreting plans and specifications and inspecting workmanship for adherenceto such plans and specifications. Education completed at a University or tradeschool may be used to meet the qualification requirements when documentation isprovided.
Ability to writeconcisely and authoritatively, to report on progress in writing, using thetechnical terms of the construction industry.
Ability to speakconcisely and authoritatively, to report on progress orally, detailing theoutcome of technical assignments and present recommendations, using thetechnical terms of the construction industry.
