Ashley Furniture HomeStore, the #1 Mattress and Furniture retailer in North America, has an immediate opening for a Real Estate Dept. Maintenance Analyst. The ideal candidate will provide overall repair and maintenance (R&M) support for both retail and distribution facilities across the entire DSG portfolio. Ensure team direction, quality control, cost efficiency, schedule compliance and completion. The ideal candidate will manage the overall direction of R&M projects from receipt of notification through closeout including contractual and specific documentation. Advising and managing team collaboration on all R&M issues, while meeting or exceeding the project's objectives. Provide training and direction to field personnel, where necessary; contribute to company's culture, mission and values through leadership and actions.
KEY JOB RESPONSIBILITIES:
Assume repair and maintenance responsibilities for DSG's real estate portfolio. Project responsibilities include but are not limited to the use and maintenance of the HIPPO property management software program. Directing internal customers and vendors in the proper use of HIPPO. Managing of repair tickets from creation to closeout using the system to include reporting. Once ticket received determine correct course of action to address issues. This determination will include team collaboration, project scheduling, project management, preparation of reports, and project bids within budget limitations. Set up and maintain all documents that will pertain to the project to ensure procedural and contractual compliance.
Initiate and maintain positive working relationships with internal business partners, contractors, vendors and other project team members. Maintain effective working relationships within the various departments of the company.
Provide job closeout notifications and checklist on a weekly basis. Lead and ensure project closeouts are completed in a timely and accurate manner.
Manage internal and external teams and vendor performance and take action to resolve R&M issues quickly, while ensuring accuracy and timeliness.
Collaborate with internal and on-site teams and vendors to ensure repair and maintenance projects are initiated and completed on schedule, within budget and meets or exceeds quality standards and expectations.
Recommend project process improvements to increase effectiveness, efficiency and productivity within area.
Represent DSG at all times in a professional manner that is consistent with the company's CORE values, including maintaining current project-specific knowledge, being prepared for project meetings, proactively communicating with the project team, and meeting deadlines and commitments.
Perform other projects and duties as assigned.

The employee must occasionally lift and/or move up to 20 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
Minimum 3-5 years commercial real estate/construction maintenance support experience preferred. Retail construction experience is a plus.
