VIEW JOBS 9/22/2022 12:00:00 AM 2022-12-21T00:00 <p>Summary</p><p>Job Summary: Responsible for conducting the work as the owner's representative in construction, remodel, space and renovation projects assigned to the individual from the VP of Facilities and/or the Director of Facilities; responsible for setting up estimates, budgets and construction timetables for the client and develops the construction strategy while providing on-going clear communications between all project parties; performs related duties as required. Responsible for leading and facilitating the Space Planning Committee for the system and following up in requests.</p><p>DUTIES &amp; ESSENTIAL JOB FUNCTIONS: NOTE: The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Not all duties listed are necessarily performed by each individual in the classification.</p><p>1.Assists in business development activities as required.</p><p>2.Assures equipment, systems and components support efficient operations and are within scope; ensure critical systems, peripheral equipment is not overlooked in construction process; oversees compliance and consistent substantiation between the controls document package and scope, and the GC-directed controls contractor.</p><p>3.Directs and coordinate project teams, including Superintendent and Technician level personnel.</p><p>4.Receives space requests from throughout the system and chairs/facilitates the Space Committee to assure all requests are resolved in a timely manner.</p><p>5.Establishes work plan and staffing for each phase of project and arranges for recruitment or assignment of project personnel; confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority; directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget; confers with project personnel to provide technical advice and to resolve problems; reviews status reports prepared by project personnel and modifies schedules or plans as required; conducts research and write reports/articles; prepares project reports for management, client or others.</p><p>6.Partners with external vendors as needed to project manage projects or to receive bids.</p><p>7.Continually interfaces with vendors.</p><p>8.Oversee requests for capital funds as it relates to facilities remodeling or building.</p><p>9.Estimates bid and proposal preparation.</p><br><ol start="10"><br><li><p>Participates in all Hospital Rebuild Project meetings as the owner to address infrastructure, coordination activities and other construction-related issues to ensure that design and construction of a hospital meet the operational needs of the system; network with local, state and national agencies for future program development.</p></li><li><p>Plans, directs, and coordinates activities of the project to ensure that goals or objectives of project are accomplished within prescribed time frame, patient and staff move and funding parameters; reviews project proposal or plan to determine time - frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.</p></li><li><p>Prepares and tracks Project Schedules and Submittals.</p></li><li><p>Prepares project documentation, including work plans, status reports, HASP, etc.</p></li><li><p>Prepares the site and liaising with other construction professionals such as architects, engineers, buyers, estimators and surveyors before construction work starts; interprets and explains plans and contract terms to administrative staff, workers and clients, representing the owner or developer.</p></li><li><p>Reads, comprehends, and implements project drawings and specifications.</p></li><li><p>Recognizes change orders and preparation of required documentation.</p></li><li><p>Responsible for overall quality and management of major projects or programs; supervises program delivery, assess client needs; recognizes and solve potential problems and evaluates project/program effectiveness; establish operating procedures for project/program; ensures procedures meet program goals; oversees budget and - ensure financial accountability; meets construction budget by monitoring project expenditures, identifying variances, implements corrective actions and provides non- project annual operating and capital budget information.</p></li><li><p>Reviews and helps prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors; oversees and obtain all necessary permits and licenses; manages sub- contractors by locating, evaluating, and selecting sub-contractors; monitoring and controlling performance; determines labor requirements and dispatch workers to construction sites.</p></li><li><p>Schedules the project in logical steps and budget time required to meet deadlines; provides daily review, oversight and communication regarding progress, proposed changes and conflicts; assists with development, writing, following up and responding - to feedback for facility-related SVRs and submittal on behalf of the medical center to the project team.</p></li><li><p>Selects and manages activities of subcontractors and material vendors.</p></li><li><p>Track costs and prepares project cost reports.</p></li><br></ol><p>MINIMUM QUALIFICATIONS:</p><p>Preferred Education: Master's Degree from an accredited college or university.</p><p>Preferred Experience: Health care industry experience.</p><p>Required Education: Bachelor's degree including at least one of the following: construction, architecture, facilities, project management or accounting, hazard management, green building and fundamentals.</p><p>Required Experience: Five years in facility management, or construction administration;
