Represent team internal customers for the design, build, & delivery of the space.
Work closely with and manage teams of project managers, architects, design consultants, contractors, and subcontractors to ensure decisions are made at the appropriate level and MassMutual's priorities are always the driving factor.
Provide management for construction projects (your own and your team), which will include the following:
Develop program and/or masterplan along with resource plans, budgets and timelines.
Contribute to a management dashboard on health of projects, budget, and staffing.
Guide the construction process, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors.
Oversee and manage the projects to ensure timely completion, efficient use of resources and successful transfer of space to end users.
Manage all qualifying capital expenses, understanding depreciation schedules and cost center management. Hold team accountable for following best practices, tracking spend, and closing out projects.
Assist with the opening or closing of leased properties.
Establish priorities and create/implement strategies for generation of savings on corporate office construction related items through harnessing economies of scale and direct negotiation with manufacturers.
A minimum of 10 years professional experience required - a significant portion of which should demonstrate success leading teams in the delivery of large scale commercial office projects.
Read plans, understand codes, manage the schedule and budget.
General contractor sourcing and negotiations.
Managing construction budget, estimate evaluations and overall cost management.
Experience managing the work flow of subcontractors with broad knowledge of other trades.
Experience as a leader/manager with 3 years of management responsibilities
Work side by side with the leadership team in order to evaluate the viability of the projects, schedules, or ideas.
Strong written skills. Must have the ability AND desire to document procedures, protocols, best practices for his/her team and manage to them.
Effective resource management, capacity planning, and load balancing skills managing projects and resources.
Exceptional communication skills; ability to lead cross-functional teams through influence, advice, and modeled behavior versus micromanagement; excellent interpersonal skills; calm under pressure, able to de-escalate and effectively manage escalations at all levels of the company
Influence internal partner teams (ex. Design, Facility Operations, Finance) to create new operational strategies that contribute to our common goal of operational excellence
Host regular 1:1's and formal staff evaluations and maintain responsibility for cross team calibrations
Mentor employees in areas of planning, documentation, execution, and personal development
Bachelor's degree in Project Management, Construction, Architecture or related field desired
Highly competent with personal computers and productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint
Must be willing to travel, if required (up to 20% per year)
