Related Beal is seeking a construction professional to join its construction management team as an assistant project manager ("APM"). As an APM, you will be responsible for managing the construction of Related Beal's large high-rise residential and commercial construction projects. The successful candidate must possess the requisite education and experience that will permit them be the day to day manager on site as well as the interpersonal skills to collaborate with Related Beal's in-house design, development, finance, leasing and marketing teams.


  • Perform daily on-site walk-throughs to ensure contract performance, safety compliance, and quality control with the intent of delivering our commercial projects.

  • Interface with Related Beal's design team, property management and engineering staff to ensure that all construction related items are coordinated and have little to no impact on the day to day activities of the property.

  • Manage the day-to-day operational aspects of a project or portion thereof.

  • The ability to assist team with making decisions that consider both schedule and budgets

  • Effectively communicates relevant project information to superiors.

  • Resolves and/or escalates issues in a timely fashion.

  • Understands how to communicate difficult/sensitive information tactfully.

  • Assist team to formulate and executes project schedule.

  • Administer document control procedures for all construction related documents.

  • Manage the scope review process.

  • Help negotiate change orders.

  • Assist team to manage the permits and certificate of occupancy with all governmental agencies and requirements.

  • Assist team to manage and update project budget.

  • Conduct regular status meetings with project team.


  • Minimum three (3) years construction management experience in the Boston Market, preferably in high-rise residential and commercial construction. Cost Estimating, Procurement, and /or MEP Trade Experience a plus.

  • Degree in one of the following disciplines is preferred: Engineering, Construction Management, Engineering + Management, Architecture, other related fields or experience.

  • Knowledge of architectural, structural, and/or MEP systems.

  • Construction/field experience and project management skills.

  • A mature professional with excellent judgment.

  • Exceptional communications skills (written and verbal) and intuitive interpersonal skills.

  • A highly entrepreneurial, self-motivated and results-oriented individual.

  • Strong time management skills, adaptable with ability to manage multiple priorities & meet deadlines, and keen attention to detail.

The position will work closely and under the purview of the Director of Facilities and Project Management to develop scopes, administer RFPs (requests for proposals), negotiate contracts, and monitor construction activities for multiple projects throughout the Jones Street portfolio.</p> <p><strong>Responsibilities</strong></p> <ul> <li>Oversee multi-family construction projects from entitlement to preconstruction planning to completion</li> <li>Review and oversee all large-scale capital improvement projects within JSR’s managed portfolio</li> <li>Review and play a critical role in property acquisition due diligence, including site condition assessment, capital planning needs and associated estimated cost to assist in the underwriting of properties </li> <li>Implement and lead an annual capital improvement planning and budgeting process for all properties </li> <li>Prepare bid packages, administer bids and review pricing. </li> <li>Negotiation and preparation of design and construction contracts. </li> <li>Establish and manage relationships and interface with designers, general contractors, architects and engineers on a variety of construction projects.</li> <li>Participate in the design process providing budget, schedule and constructability input. </li> <li>Provide day-to-day management, technical direction, supervision and coordination of construction activities while representing Jones Street’s interest in all assigned projects.</li> <li>Create and assist in monitoring the general contractor’s schedule.</li> <li>Oversee all on-site to monitor compliance with plan specifications, building and safety regulations</li> <li>Prepare internal and external reports pertaining to project status</li> <li>Coordinate change order process.</li> <li>Participate and take leadership role in construction meetings. </li> <li>Administer punch list and project close-out activities, including acceptance and completion of project.</li> <li>Prepare internal and external reports pertaining to project status</li> <li>Ensure quality construction standards and the use of proper construction techniques</li> </ul><p><strong>Requirements</strong></p><p><strong>Qualifications</strong></p> <ul> <li>A minimum 7 to 10 years’ experience in multifamily real estate development, in a general contractor/construction management or closely related capacity. </li> <li>Possess strong analytical and problem-solving skills </li> <li>Excellent verbal and written communication skills. </li> <li>Ability to handle multiple tasks simultaneously</li> <li>Ability to produce quality work in consistent manner. </li> <li>Ability to manage complex, multifaceted projects and teams. </li> <li>Results oriented. </li> <li>Strong negotiation and conflict-resolution skills. </li> <li>Adaptability to changing demands. </li> <li>Proficiency in Excel, Microsoft Word, Microsoft Project and Blue Beam preferred.</li> <li>Proven organizational skills and attention to detail. </li> <li>Demonstrated ability to work proactively, independently, achieve results without close supervision, and work effectively as part of a team is essential. </li> <li>Ability to set, coordinate and accomplish multiple competing priorities</li> <li>This position reports directly to the Director of Facilities &amp; Project Management who provides assignments, supervision, and guidance and who will coordinate, evaluate, and monitor work performance on a periodic basis</li> </ul> <p><strong>Reporting Structure: </strong></p><p></p><ul><li>This position reports directly to the Director of Facilities &amp; Project Management who provides assignments, supervision, and guidance and who will coordinate, evaluate, and monitor work performance on a periodic basis</li></ul> Jones Street Residential Boston MA
