In connection with Zillow Group's agreement to acquire Mortgage Lenders of America (announced in August 2018), a loan origination business, Zillow Group is building out an elite compliance team to support the complex compliance requirements of a growing and innovative mortgages marketplace.

About the role

In this role, you will lead a variety of tasks related the development, implementation and management of our Home Mortgage Disclosure Act and Fair Lending compliance programs. You will have exceptional attention to detail, an ability to handle deadlines and effectively prioritize, and a strong command of HMDA, fair lending and UDAAP regulatory requirements as they apply to a loan origination business. In this role you will:

  • Maintain up-to-date knowledge of regulations and industry trends to develop and improve upon controls to identify and monitor fair and responsible lending

  • Build, maintain, audit, and electronically submit the company's HMDA LAR in accordance with updated CFPB rule making

  • Utilize technical analytical tools and resources to analyze statistical regression analyses, and interpret data to monitor risk in pricing, redlining, underwriting, and other areas in compliance with our Fair Lending policy and applicable laws and regulations

  • Review policies, procedures, and practices to identify and assess fair lending risks

  • Develop and manage controls related to loan pricing and underwriting exceptions

  • Assist in researching and responding to fair lending complaints

  • A pply appropriate risk mitigation measures, and prepare appropriate documentation of all research analysis in accordance with recordkeeping guidelines

  • Coordinate with business divisions to provide understanding of fair and responsible lending regulatory requirements

  • Assist in preparation for audits and examinations

Who you are

  • Shown ability to work in a fast-paced environment; comfortable running a large volume of work with a strong results focus

  • Knowledge of fair lending laws and regulations (e.g., HMDA/Regulation C, ECOA/Regulation B, UDAAP, and FHA)

  • Direct experience in developing fair and responsible lending analytics and analysis

  • Experience working directly in the financial technology industry is a plus

  • 3+ years HMDA or Fair Lending compliance-related experience

  • CRCM preferred

Job Description Summary The Fair Lending Officer and HMDA Program Manager supports the Bank's strategic decision to develop and implement an enterprise-wide Compliance Management System, including a formal three lines of defense model. Reporting to the Chief Compliance Officer, the Fair Lending Officer and HMDA Program Manager will serve as an enterprise-wide resource for Fair Lending and HMDA regulatory matters and compliance related initiatives. As a key management team member of Corporate Compliance, and in collaboration with the Chief Compliance Officer, the Fair Lending Officer and HMDA Program Manager will be responsible for developing and managing a comprehensive Fair Lending analysis and monitoring program incorporating existing and to-be-developed analytics. In addition, this role will collaborate with business unit management to develop Fair Lending and HMDA risk controls to ensure that consumer and mortgage lending activities are in compliance with applicable Fair Lending and HMDA laws and regulations. Lastly, the Manager will coordinate the Bank's HMDA LAR filings annually. Job Details Primary Functions: * Develops and maintains the Bank's Fair Lending and HMDA Programs. Develops innovative approaches to identify and monitor Fair and Responsible Lending risk. * Manages and provides direction to the Fair Lending Manager and analysts as it pertains to the Fair Lending Program and the HMDA Program. * Chairs the Fair Lending Steering Committee. Reports status of risks, projects, regulatory changes, and other related updates. * Conducts an annual Fair Lending Risk Assessment across the enterprise. Coaches the Business Units. Assists with remediation and monitors to completion. * Advises and provides day-to-day compliance support across the enterprise. * Works with third party statistical testing firm(s) to design and complete statistical regression and analyses to monitor risk in pricing, redlining, underwriting, and other areas in compliance with the Bank's Fair Lending Policy and Fair Lending laws and regulations. * Collaborates with Business Units to improve their understanding of analytical findings and their implications for business practices. * Reviews the adequacy and outcomes of Fair Lending and HMDA compliance monitoring done within the Business Units, and reviews the results of compliance testing done by second line units, internal audits, compliance incident reporting, complaints, and change management status. * Maintains up-to-date knowledge of regulations and regulatory guidance, enforcement actions, and industry trends and incorporates this knowledge into ongoing development and maintenance of the Programs. * Provides periodic reports of aggregate Fair Lending and HMDA compliance risk and performance to Senior Management, Business Unit Leadership and the Chief Compliance Officer. * Prepares and presents the status of statistical results and data sets for analysis in support of regulatory requests and examinations. * Develops and conducts performance reviews of direct reports. * Complies with all applicable federal and state laws and regulations. Qualifications: * 10+ years of diverse Financial Services Compliance work experience, including management experience and Fair Lending experience. * Bachelor's degree in Business Administration; or equivalent industry experience, or comparable Compliance designation. * Ability to provide compliance training to compliance team and Business Units. * Strong analytical skills with demonstrated ability to interpret laws and regulations, analyze processes, determine gaps and oversee resolution required. * Understanding of process and change management. Demonstrated experience facilitating change across the organization and providing guidance to internal customers. * Ability to build and manage partnerships, including senior management. * Proven experience effectively prioritizing workload to meet deadlines and work objectives. * Experience working in a fast-paced, team environment. * Demonstrated effective oral and written communication skills, with the ability to convey information in a comprehensive manner, and prepare and present information and educational presentations. * Ability to facilitate continuous improvements to achieve effective and efficient processes. * Demonstrated ability to recognize problems and develop/implement solutions. * High level of personal integrity, ability to professionally handle confidential information and situations while using sound judgment. * Proficient with personal computers, experience with Windows, Microsoft Office software (Word, Excel, PowerPoint and Outlook) and SharePoint preferred.
