The Community Relations Director is a trusted advisor to potential residents and their families, along with the community at large. The Community Relations Director focuses his/her attention on achieving and maintaining budgeted census, creating public awareness of the community through networking and planning events for hospitals, churches, health professionals and other professional referral sources in the community. The Community Relations Director is responsible for referrals into the community.


? Servant Leadership directs all aspects of decision making, and respects and adheres to sales call, reporting, information submittal, and other potential required deadlines as set forth by the company ? Plans, develops, and executes an active 12-month sales and marketing plan; this includes following company protocol for securing local advertising and publication rate information, structuring an efficient advertising schedule, and submitting proper requests for company-produced advertisement copy in a timely manner that is set forth by the company ? Serves as a trusted advisor to potential residents, their families, and the surrounding community

? Conducts a quarterly competitive analysis and maintains a strong knowledge of the competitive market, understanding their services and programs, their unique selling points, and current promotional discounts ? Possesses and maintains a strong knowledge of the communitys services, programs, team members backgrounds, talents and offerings to be able and share with the outside community and with potential residents and families ? Responsible for handling incoming inquiry calls, community tours, and establishing detailed follow up steps with prospects and families, including creative follow up and home visits as required to achieve and maintain budgeted census ? Responsible for conducting weekly outside sales calls to referral sources, including medical and business professionals, as required to support a sufficient stream of referred prospects ? Responsible for planning and hosting events for prospects and referral sources, as required to support a sufficient stream of new prospects, and to create opportunity for prospect advancement ? Responsible for clear and frequent communication with team members on upcoming appointments, presentations, tours, and events ? Responsible for detailed and accurate entry of all prospect, family and referral source communications into Customer Relationship Management computer program ? Responsible for remaining current on open inventory, pending move-ins and potential move-outs ? Conduct training classes, on-the-job training and orientation programs for all associates regarding sales. Examples: Greeting Guests/Taking and Inquiry Call/How to give a tour /How to establish the next step/Asking for a referral ? Respond in a timely manner to requests of residents, families and guests, when operations team is unavailable ? Responsible for the move-in process from helping the resident chose their apartment, communicating requests for nursing assessment from Resident Wellness Director, paperwork signing from Executive, and apartment readiness from Environmental Services Director, collecting and distributing the move-in paperwork to ensuring their move into the community is a successful, positive experience ? Communicates move-in date with appropriate all leadership team members for new resident welcome and orientation to the community


? Able to communicate effectively with all levels of management, team members, residents, family members, guests, vendors, referral sources, and outside contacts ? Basic computer skills, including but not limited to entering complete and detailed data into computer Customer Relationship Management program, and maintaining sales and marketing plan and competitive analysis spreadsheets ? Able to manage a revenue and expense budget ? Knowledge of current Federal and State laws pertaining to IL, AL, MC communities

? Able to make independent decisions ? Must be able to communicate in a warm, friendly and caring manner ? Must be familiar with and adhere to guidelines related to the Fair Housing Act (FHA) and the American with Disabilities Act (ADA) ? Must possess a passion to work with and around senior citizens ? Knowledge of customer service principles and practices


? High School Diploma or equivalent ? Bachelor Degree preferred


? Two (2) years in the senior living environment ? Proven senior living sales and referral track record ? Public Relations/Advertising experience a plus

Performs duties to assist supervisor in the operation of assigned property. This involves the processing of new leases, lease renewals, recertifications, accounting, reporting, resident services, retention activity, and achievement of financial goals, working within the limits of standard or accepted practice. ESSENTIAL FUNCTIONS: * Interview and recommend hiring of office, leasing and maintenance staff. Create staffing schedules to coincide with anticipated work requirements. Monitor work quality to ensure it adheres to standards established by Concord. Counsel and coach team members, appraise their performance, and develop effective, efficient, and harmonious teams. * Responsible for all aspects of leasing and marketing to local businesses and prospective residents. This includes the completion of marketing logs and other required marketing reporting. * Conduct move in orientation with residents, and successfully renew leases for current residents in a timely manner and at the correct rate. * Generate and review a wide range of reports to track and resolve outstanding issues relating to rent payments, rent or sewer/water delinquencies, expired leases, past due recertifications, outstanding service requests, scheduled move-ins and move-outs, compliance, maintenance status of vacant apartment homes, and operational issues. Check and respond to voice mails and emails concerning any range of community issues. * Ensure that rent payments received on-site are promptly processed, avoiding credit adjustments. Address resident-related damages and policy violations so that proper communications occur with resident and that applicable fines and damage fees are collected. * Work with supervisor and support departments to adhere to financial budgets and projections related to revenues and operating expenses. Set occupancy goals, propose rent and security deposit increases when market bears, work with the PHA team and VRD to identify strategies to increase PHA voucher holders and recommend capital improvements for each assigned community. * Create purchase orders and verify goods are received by performing received function in the system. * Respond to resident inquiries associated with community issues. Investigate, resolve, and follow up with residents to ensure satisfaction of concerns. * Ensure that property maintains consistently appealing appearance. Routinely walk the property to determine, communicate and monitor items requiringattention. Monitor maintenance activity to ensure that units are ready for occupancy in keeping with schedules and inventory requirements. Work with Service Manager and Regional Maintenance team to implement maintenance programs, including quarterly preventative maintenance, to maintain the value of property assets. * Inspect apartment homes upon vacancy to determine compliance with requirements for deposit refunds or charges to be assessed for damage or condition of unit, or for early lease termination. Document inspection results and submit deposit disposition for processing. * Assist to implement and execute resident activities including Monster Club, parties, training programs, and required resident service functions. * Represent the organization to residents, prospective residents, staff, and the community and practice exceptional service to prospects and residents. Ensure that residents' concerns and service requirements are resolved with urgency, quality, and service consistent with policy and performance expectation. * Complete Accounting Month End and Procure to Pay checklist, other required checklists, and other administrative work for the community to include uploading documents to the Document Center.
