(Collective House Realty)* Department Associations * Reports To Manager, AssociationsTHE TEAM YOU WILL JOINCollective House Realty ("CHR") is a Columbus-based opportunistic real estate company specializing in condominium and homeowners association management, real estate sales, and homebuilding throughout Central Ohio. As an affiliate of Lifestyle Communities ("LC"), you'll join a dynamic team committed to providing a personalized experience showcasing our vision grounded by our purpose to Build a Connection.WHO YOU AREAs the Community Association Manager (CAM), you will oversee the day-to-day operations of Parks Edge Condominium Association ("Association"). This will include leading a team including maintenance personnel.Operations Management * Oversee day-to-day operations of on-site personnel at the Association, ensuring efficient property management, maintenance, and resident/Board satisfaction. * Collaborate with the Board, maintenance, and Concierge teams to implement effective community policies, rules, and regulations in conjunction with the Board and legal counsel. * Collaborate with maintenance teams on work order performance, analytics, and vendor relations. * Monitor financial performance in conjunction with the Board and/or finance committee, including but not limited to budgets and expenses, striving for cost-effectiveness and optimal resource allocation. * Address escalated resident and Board inquiries, concerns, and escalations professionally and with a solutions-oriented approach. * Attend Board of Directors and Annual meetings. * Prepare a welcome kit for new owners. * Be available during emergency situations in accordance with CHR's after-hours emergency policy. * Maintain access control, security, and camera systems. * Obtain competitive bids in accordance with CHR's bid policy. * This list is not intended to be an exhaustive list of duties, and others may be assigned at the direction of the CAM's supervisor.Financial Analysis and Reporting * Work closely with LC's FP&A team to prepare financial analyses, forecasts, and reports to assess the performance of the Association. * Collaborate with finance and accounting teams to ensure accurate budgeting, financial tracking, and reporting. * Review accounts receivable and payables and approve invoices per CHR policy. * Oversight of ancillary income such as late fees, architectural review fees, and rental revenue for amenities.Team Leadership * Exhibits company values in daily work and interactions: Performance, Quality, Communication, Teamwork, and Leadership. * Invests deeply in the growth and success of self and others through LC's five leadership behaviors: Humility, Caring, Curiosity, Courage, and Grit. * Provide guidance and mentorship to direct reports, fostering a culture of collaboration, accountability, and continuous improvement. * Lead recruitment efforts, onboard new team members, and conduct ACTION reviews for direct reports.Compliance and Legal Oversight * Stay updated on industry regulations, legal requirements, and compliance standards for community associations. * Act as point of contact for insurance and legal claims for the Association. * Maintain Association records in accordance with Association and/or CHR policy. * Work with the Association's designated attorney on collection, enforcement, and operational matters.DIRECT REPORTS AND REPORTING RELATIONSHIPThe Community Association Manager manages all on-site personnel with dotted line reports. * Facilities Manager * Maintenance Technician * Concierge Manager * Concierge * HousekeepingMINIMUM QUALIFICATIONS* High School Diploma * Bachelor's degree in Business Administration, Hospitality Management, or an appropriate field of study preferred.* 5+ Years in Association Management, Commercial Management and/or Apartment Management * High-rise management preferred * Industry-recognized designations preferred (CMCA, AMS, CPM, CMCP)JOB REQUIREMENTS* Work requires a strong understanding of the Association and its condominium's infrastructure. * Work requires strong attention to detail and accuracy. * Work requires excellent customer service skills. * Work requires knowledge or the ability to acquire knowledge of applicable software programs and backend administrative management. * Work requires the ability to multitask and meet deadlines. * Valid driver licensePHYSICAL DEMANDS AND WORK ENVIRONMENTThe physical demands and work environment described herein represent the criteria an employee must meet to perform the essential functions of this job successfully.
