Work with and support the team of leasing professionals in achieving occupancy and retention goals by performing administrative tasks related to leasing, marketing, and customer service at the community.


  • Performs administrative tasks for the leasing office including but not limited to: copying documents, filing resident files, preparing notices, handling resident calls, and organizing rent payments and other collateral materials.

  • Assists with sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, and showing apartments.

  • Assists with the lease preparation process by generating all required lease paperwork and organizing resident lease files.

  • Assists with move in and move out process for residents.

  • Answers incoming calls and sets appointments for prospects to tour the property.

  • Performs on-campus marketing outreach to generate Community awareness and qualified traffic.

  • Assists with coordinating resident functions, including parties, birthday cards, welcome parties, unit visits, and other programs to achieve resident satisfaction goals.

  • Schedules and conducts resident visits each semester as part of the Student Living customer service program, and distribute notices such as flyers, newsletters, resident surveys, and late notices.

  • Acts as an after-hours liaison between residents and property management.

  • Responds quickly and courteously to resident concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).


Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. Must be able to represent the student housing property in a positive light both when on and off the job. Marketing and/or business classes may be helpful but are not required.</p><p>Job Description</p><p>Leasing</p><ul><li><p>Greet prospective residents and provide information on floorplans, availability, amenities and other pertinent information in order to help them determine if the community meets their housing needs.</p></li><li><p>Obtain prospective leads pertinent information and continue follow-up procedures according to company standards.</p></li><li><p>Thoroughly familiar with the leasing process from application to lease signing, collection of guarantor forms, if applicable, and all other pertinent information to ensure that the lease is executed correctly.</p></li><li><p>Understands and complies with Fair Housing Laws and all company rules and regulations.</p></li><li><p>Offer input and suggestions regarding promotions, advertisements and other various strategies.</p></li><li><p>Monitor and post on blogs, forums and social networks</p></li><li><p>Online outreach and promotion using Facebook, Twitter, Pinterest and more</p></li><li><p>Assist in the creating of signage, circulars, mock ups, e-mail campaigns, on line promotions, etc.</p></li><li><p>Assist in the distribution or delivery of marketing materials</p></li><li><p>Assist in the fulfillment of marketing offers</p></li><li><p>Assist with execution of housing fairs and other similar marketing opportunities</p></li><li><p>Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, availability, lease expirations, square footage, etc.</p></li><li><p>Understands and complies with Fair Housing Laws and all company rules and regulations.</p></li><li><p>Completes market surveys as requested by the Property Manager, monitors area trends and stays current on the needs of prospective renters. Seek and analyze competitor marketing and sales materials both on and offline.</p></li></ul><p>Administrative</p><ul><li><p>Assist residents with service requests. Enter service requests into the software and pass all service requests to maintenance personnel. Close work orders daily first thing each morning.</p></li><li><p>Collects security deposits (if applicable), rent and all other fees.</p></li><li><p>Plans and implements social activities/gatherings in common areas</p></li><li><p>Monitors the curb appeal and community appearance. Assists with the upkeep of these areas as needed. Alerts management or maintenance personnel of any known issues.</p></li><li><p>Conducts follow-up with residents when necessary to ensure overall customer satisfaction.</p></li><li><p>Maintains open and consistent communication with the Property Manager, Leasing Consultants and the Maintenance Supervisor.</p></li><li><p>Assist with move-in/move-out process (inspections, distributing key packets and literature, collecting rental payments and /or missing paperwork, etc.) as directly by management.</p></li><li><p>Available during non-business hours to respond to lockouts and other minor service issues.</p></li></ul><p>*Compensation provided.</p><ul><li>Assist with keeping the community in a neat and orderly fashion. Report incidents to management immediately.</li></ul><p>Other Requirements</p><p>While performing the duties of this job, the employee will need to travel from floor to floor and will need to travel outside between buildings in varying outdoor weather conditions. The employee will also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly be required to communicate effectively with others.
