A Building Commissioning Agent (CxA) is a highly specialized professional responsible for overseeing and managing the commissioning process in construction projects and operational buildings. Their primary focus is on ensuring that building systems meet project requirements, design specifications, and industry standards. The CxA acts as an independent party, bridging communication among stakeholders, including the building owner, design team, contractors, and facility operators. A Commissioning Agent will be responsible for the overall testing and documentation of Mechanical, Electrical, and Plumbing Systems.

This individual works with divine guidance to provide and support technology that furthers the mission of the Church and reflects the eternal impact of the gospel.

  • Education: Bachelor's degree in related field or equivalent professional experience

  • Certification:

  • CCP BCxA desired.

  • LEED AP Certification desired.

  • Tridium Niagara 4 desired.

  • SkySparks / Analytics desired.

  • Skills:

  • Communication: Effective communication skills for collaboration with project teams and stakeholders34.

  • Technical knowledge and expertise in mechanical, electrical, and plumbing systems.

  • Attention to detail and problem-solving abilities.

  • Documentation: Ability to document the entire commissioning process and maintain project files.

  • Verification: Verify design intent and criteria for commissioning.

  • Planning: Develop a comprehensive commissioning plan.

  • Understanding of Mechanical, Electrical, Plumbing (MEP) systems and sequence of operations.

  • Ability to utilize computer systems to effectively manage projects.

  • Capable of managing multiple projects and project teams.

  • Able to frequently perform strenuous physical activity including but not limited to: stand for eight or more hours at a time, move in rugged or unstable conditions, work in adverse weather, handle or feel objects, tools or controls which may not be visible, reach overhead. Occasionally may be required to climb or balance, stoop, kneel, crouch or crawl.

  • Able to move about the work area and travel to international and domestic worksites.

  • Able to communicate with a variety of individuals; must be able to follow verbal and written instructions/directions and respond to inquiries.

Work Experience:

  • 4+ years of experience as a Commissioning Professional.

  • 4+ years of experience in Building Management System (BMS) design, programming and/or integration.

  • Planning and Coordination:

  • Develop a comprehensive Commissioning Plan.

  • Coordinate commissioning activities throughout the project lifecycle.

  • Organize, conduct, and document periodic commissioning team meetings to plan, develop the scope, coordinate, schedule activities, and resolve problems.

  • Coordinate and organize the training of the Owner's O & M personnel.

  • Prepare and submit a final Commissioning Report to the Owner.

  • Develop and maintain an action log that contains observed deficiencies.

  • Assist in the process of resolution of issues.

  • Adhere to all security guidelines and ensure that systems are properly protected with working backups.

  • Manage Virtual Private Network (VPN) protocol.

  • Maintain Centralized Server

  • Program and maintain a centralized server that will utilize the latest version of Niagara 4 to interface with Building Management Systems on the church network.

  • Working Relationships:

  • Develop and maintain working relationships with Project Management Teams during the construction process and Facilities Management Teams after project completion.

  • Design Review:

  • Conduct a thorough review of project design documents.

  • Identify potential issues, discrepancies, or inefficiencies affecting building performance.

  • Submittal Review:

  • Evaluate materials and equipment submitted by contractors.

  • Ensure compliance with project requirements.

  • Test, Site Inspection, and Coordination:

  • Oversee system testing and functional performance verification.

  • Conduct site visits to observe and document component systems.

  • Action Log:

  • Energy Efficiency Optimization:

  • Calibrate HVAC, lighting, and control systems for peak efficiency.

  • Aim for reduced energy consumption and lower operating costs over the building's life.

  • Database / Credential Maintenance
