Job Description

Family owned real estate company looking for a property manager who can also maintain the books and records for various properties.

Professional Experience

Requirements:

2+ years utilizing Yardi in day to day operations or similar property management software.

2-3 years' experience managing commercial office and residential apartment buildings.

Strong computer skills, including Microsoft Word and Excel.

Construction management is a plus but not required.

And other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are not limited to the job specifications contained herein.

Responsible for all phases of the property operations.

Daily physical inspections of property and direct supervision of the service, grounds, and custodial personnel.

Preparing and delivering tenant rental statements and notices.

Understanding CAM charges and pass-through charges for tenants.

Operating the property within the financial guidelines, i.e., the budget.

Be responsible for tenant/resident file documentation, and receipt and timely processing of accounts payable and receivable.

Accept rental payments and post rents to the computer.

Record monies collected and prepare bank deposit slips on an on-going basis.

Debit, credit and total accounts on computer spreadsheets and databases.

Implementation of timely collection procedures, in accordance with company policies and practices. Post all receivables daily in system and make bank deposits. Maintain record of all bank deposits made, including copies of all checks deposited.

Issue 3 Day Notices to Pay or Quit, with timely follow up on such notices. When necessary, forward appropriate documents on delinquent accounts to the attorney for unlawful detainer.

Preparation of the delinquency report, with knowledge as to the status of all balances and credits due, and follow up as necessary to clear all balances.

Responsible for the efficient and timely reporting, maintenance and submission of all administrative forms, files and reports.

Responsible for insuring efficient and courteous response to all tenant/resident requests.

Daily property walk, amenities and parking lots to ensure we are meeting the expectations of our Tenants/Residents.

Contribute to cleanliness and curb appeal of the Property on continuing basis.

Monitor renewals. Distribute and follow-up on renewal notices.

Distribute all company or community-issued notices.

Implement resident retention programs.

Responsible for the knowledge and administration of leasing techniques.

Responsible for the leasing.

Review and understand all vendor contracts and enforce all requirements of the contract

Compile weekly/monthly reports/inspections advising on the status of the property, including but not limited to:

Physical condition of the property

Liability concerns

Leased occupancy (weekly)

Staffing

Advertising -- current and suggested

Incident reports

Leasing

Tenant improvement projects

Position Summary As a Sales and Commercial Associate, you are responsible for providing superior customer service and assist in driving sales across the commercial, retail, and hard parts business. Provide essential task support by partnering with management to execute visual presentation standards, provide phone and in-person support to commercial customers, maximize inventory, and proactively engage customers on the sales floor and at the register. Duties & Responsibilities * Under the direction of Management, assist with store merchandising activities, maintain standards of appearance, and coordinate and cooperate with associates in the execution of plan-o-grams, overall product presentation, inventory management, reverse logistics process, pricing, signage and various product initiatives to enhance the customer experience and maximize inventory turns. * Promptly answers all incoming customer calls on the Commercial phone line; professionally address and direct customer needs. Engage any and all customers as needed, whether on the commercial phone line or on the retail sales floor, and is fully trained on all register procedures. * Under the direction of Management, participates in "truck-day" operations, cycle counts, audits, and organization of the back room. * Under the direction of management, executes promotions, sales tactics, spiffs and sales incentives. * Handle all customer transactions; including all sales, returns, and defectives. Reconcile their transaction history and drawer at the conclusion of each shift. * Strictly adhere to inventory control programs, in-stock standards, reduction in "outside" parts purchases through secondary vendors, and proper ordering and returning of "special order" merchandise. * Acts as a Commercial Driver as needed. * Follow all policies and procedures related to cash, credit, check, refund and return policies. Work with the management team to react to customer service issues, customer complaints, and/or business opportunities. * Effectively communicate with all store associates, management, and customers. * Other duties as assigned. Knowledge, Skills, and Abilities * High school diploma or equivalent required. * Valid Driver's License. * Related experience in the automotive service environment is also preferred. * Must have basic knowledge and understanding of mathematical concepts such as addition, subtraction, multiplication, division, percentages, and fractions. Ability to apply mathematical formulas to calculate commissions and discounts. * Strong verbal communication skills. * Strong customer service skills. * Ability to work Days, Nights, Weekends, Holidays.
