What You Will Be Doing

  • Manage development of work scopes and mentor others on their creation

  • Develop front end documents for bidding based on project needs and requirements of owner contract.

  • Construction Project Manager will Receive/evaluate bids and conduct post-bid reviews as well as write subcontracts, both standard subcontract orders and more complex types such as professional services or design-assist

  • Initiate setup of a complex project schedule and creation of activities and logic, with no/little assistance on durations and schedule flow.

  • Project Manager will develop site logistics plans in conjunction with superintendent

  • Set up a multi-element cash flow and manpower projection analysis at varying stages of the project.

  • Prepare constructability reviews to determine completeness of documents.

  • Review estimates prepared by preconstruction group for potential scope holes

  • Initiate set up of jobsite, including mobilization of trailer and setup of jobsite staff

  • Establish and oversee the safety plan at the jobsite; set safety culture at jobsite

Ensure punchlist process is completed in a timely manner

  • Assist with management of labor relations with field personnel, including interactions with unions

  • Implement emergency crisis procedures and ensure staff is appropriately trained

  • Manage owner equipment coordination process

  • Facilitate Mechanical/Electrical overhead coordination or BIM process

Cost Management

  • Create and manage general conditions budget. Monitor and update projections on a monthly basis

Establish non-reimbursables based on interpretation of contract; work to minimize their usage

  • Set up trade budget structure and log into Procore budget entries of others and evaluate reports for accuracy.

  • Regularly monitor project costs and effectiveness of change management process. Oversee creation of cost items in procore and issuance to contractors.

  • PM to Assist with processing changes to owner agreement also support jobsite cash management, including monitoring of job profitability and timeliness of payment.

The Project Manager will ensure that projects are built on schedule, within budget and adhere to quality standards of the plans and specifications and the standards of the company. The Project Manager is a responsible member of the business development/sales team of the company. Responsibilities: ?? Estimate construction costs, develop projects, and manage from start to finish, for projects ranging up to $8M ?? Create and Manage construction delivery schedule. ?? Regular interaction with clients, must deliver an elite level of service and professionalism. ?? Work with trades to define construction scope, delivery schedule, and contract pricing. ?? Verify contract documents to drawings, create subcontracts, payment schedules, and award contracts. ?? Material take-offs, material pricing and purchasing, manage sourcing and pricing of finish schedules. ?? Manage and coordinate with Design Department. ?? Coordinate daily with field personnel to maintain schedule. ?? Problem solves for unanticipated construction situations. ?? Track costs against estimates using software and work with accounting department closely to assess project progress. ?? Change order creation, management, and tracking. ?? Monthly client invoice creation and review. ?? Project forecasting, budget analysis and estimated cost to complete reporting. ?? Attend and represent the company at project meetings. Requirements: ?? Must have extensive knowledge of the commercial construction process with skills in design, finance and management. ?? Experience with design build process is strongly preferred ?? Must be extremely organized, motivated and quality minded ?? Ability to multitask and manage multiple projects simultaneously. ?? Strong interpersonal skills, superior communication skills and be able to motivate personnel working in or for the company ?? Capable of the highest level of client communication and client service is paramount. ?? Minimum of four-year degree in construction/engineering and five years of experience in the construction industry. ?? Fluency with Timberline software is strongly preferred, including Project Management and Estimating ?? Proficiency in Microsoft Office applications and MS Project ?? Familiarity with AIA documents, safety protocols, local, state and federal building codes and regulations impacting the commercial construction industry ?? Valid and clean driver?s license ??
