Summary

Manages commercial, industrial, or residential real estate properties by performing the following duties.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

Management:

Enforces terms of rental agreements and resolves tenant complaints

Confirms all leases and corresponding paperwork are completed and input to software system accurately on a timely basis.

Ensure current resident files are properly maintained

Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.

Lead emergency team for community. Ensure proper response and handling of all community emergencies with staff, residents, building etc. within company guidelines to minimize liabilities.

Marketing/Leasing:

Ensure square footages are consistent with AppFolio.

Assist in developing property specific marketing programs as needed.

Maintain database of current marketing materials.

Keep property occupied with qualified tenants through lead follow-up, property showings for prospective tenants.

Gather and confirm information about market competition in the area and file.

Continually monitor and analyze traffic logs, conversation ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.

Resident Retention:

Deal with resident concerns and request on timely basis to ensure resident satisfaction with management.

Develop and/or implement resident retention programs. (resident functions, special promotions, monthly newsletters etc.)

Ensure distribution of all company or community-issued notices. (bad weather, emergency, etc.)

Consistently implement policies of the community.

Financial:

Maintain accurate records of all community transactions and submit on timely basis (rent rolls, delinquency reports, move-in/move-outs, etc.)

Assist in preparation annual budgets and income projections in a timely and accurate manner.

Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.

Generate necessary legal action, documents and process in accordance with State and company guidelines.

Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.

Ensure the A/P invoices are submitted in a timely manner for payment.

Maintenance:

Maintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and tours.

Assure quality and quantity of market ready apartments.

Ensure that models and market ready apartments are walked on a daily and communicate any service-related needs to maintenance.

Ensure that all service requests are recorded and communicated appropriately to maintenance.

Education and/or Experience

Fifth year college or university program certificate; or two to four years related experience and/or training; or equivalent combination of education and experience.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills

To perform this job successfully, an individual should have knowledge of Accounting software; Internet software and Contact Management systems.
