The City of Raleigh is seeking a Commercial Building Inspector devoted to providing inspection and/or enforcement activities. The qualified candidate will provide advanced Building trade field inspections of primarily commercial and some residential projects, requiring knowledge and/or license in the building trade and may serve as a technical resource for other inspectors. Candidates are required to possess knowledge of construction materials, building practices and, carpentry and to have a valid current license in an assigned trade. As assigned, candidate may serve as a lead worker, assigning work and monitoring work completion.

  • Performs advanced building trade field inspections of residential and commercial projects; performs building plans review to determine compliance with applicable building codes and to issue building permit.

  • May serve as lead worker, assigning work and monitoring work completion.

  • Responds to information requests and inquiries; provides technical advice to City staff, design professionals, the public, and other project stakeholders; provides interpretation of building codes and ordinances and those associated with applicable trade(s) specialty.

  • Performs code-related research; identifies building code compliance issues; provides alternative solutions to resolve issues.

  • Prepares and maintains reports, records, data and documentation related to inspections, plans review, research, and other project reviews.

  • Plans and prioritizes schedule and field activities; maintains communication with property owners, other inspectors and stakeholders to coordinate and facilitate inspection work.

  • Performs other duties of a similar nature and level as assigned.

  • Identifies, develops, implement and maintains processes and practices that encourage, support and promote effective, comprehensive and meaningful citizen engagement.

Education and Experience

High School Diploma or GED and five years of building trades and inspection experience.

OR

An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above, unless otherwise subject to any other requirements set forth in law or regulation.

Licensing/Certifications

  • North Carolina Inspection certification as Level III Building Code Enforcement Official or equivalent.

  • Valid North Carolina Class C Driver's License with a satisfactory driving record.

  • Performing inspections and reviewing plans to determine building code compliance.

  • Performing basic original research, compiling and assembling data.

  • Identifying alternate solutions to building code compliance issues.

  • Providing interpretation and technical advice related to regulations and trade specialty area.

  • Organizing tasks, meeting deadlines and prioritizing competing demands.

ADA and Other Requirements:

Positions in this class typically require: standing, walking, fingering, talking, hearing, seeing and repetitive motions.

Light Work:

Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work, and the worker sits most of the time, the job is rated for Light work.

Working Conditions:

Work is routinely performed in an indoor, office environment.
