DUTIES AND RESPONSIBILITIES
The Commercial Banking Officer - Residential Construction is Responsible for the origination, underwriting, structuring and closing of construction and development loans, as well maintaining and servicing an existing portfolio. The Officer represents the Bank in the local community through active participation in community affairs and participates in marketing all of the Bank's products and services.
The incumbent will:
Evaluate needs of potential clients and offer appropriate financial products, services and loans within a multistate footprint
Promote and cross-sell other products and services as appropriate to client requirements
Respond to client phone calls, inquires and requests regarding accounts within 24 hours
Conduct networking activities such as community events, attending local Chamber of Commerce meetings, developing relationships with Centers of Influence and entertaining clients/prospects to enhance relationships and create new sales
Develop call lists of clients and prospects to meet monthly call goals
Conduct warm and cold prospect calls in accordance with stated goals
Generate new business to meet annual growth goals
Assist in managing the administration of all construction loan files, which includes reviewing and analyzing the cost to build, debt ratios, cash to close, etc., funding the loan, monitoring the disbursement of construction funds, inspecting properties, reviewing inspections, project reviews, contractor reviews, and whatever else is necessary to ensure safety and soundness of the construction division.
Consolidates and presents construction loans in loan committee for approval
Informs management, including the loan Committee, of issues that arise during the construction process that could negatively impact our ability to obtain long term financing
Coordinates with attorneys, title companies, appraisers, inspectors, and members as necessary to ensure a smooth construction process
Interview loan applicants and collect and analyze financial and related data to determine the general credit worthiness of the prospect and the merits of the specific loan request
Ascertain feasibility of the construction project including marketability of the completed project for commercial residential, commercial income property, land loans, and speculative residential property.
Establish and negotiate, where necessary, terms under which credit will be extended, including the costs, repayment method and schedule, and collateral requirements
Review construction inspections and, with the assistance of the construction loan administrator, monitor draw requests to ensure that sufficient money remains to complete the project
Work with general contractors to help ensure that the project is moving smoothly and that subcontractors are being paid
Responsible for being familiar with all compliance regulations and policies that are applicable to this position and follow and ensure compliance with these regulations and policies

MINIMUM QUALIFICATIONS
Bachelor's degree in related field and minimum of three (3) years' banking or financial services experience required
Ability to review and interpret "As Is" and "As Complete" construction project appraisals.
Strong understanding of the construction project entitlement process.
Strong understanding of, and ability to negotiate, complex construction loan documentation.
Excellent communication skills, with ability to quickly understand and communicate concepts both verbally and in written form.
Excellent accounting knowledge (college coursework or equivalent work experience) as applied to construction loan underwriting.
Ability to stay organized and multi-task
Experience using Microsoft Outlook, Word and Excel
PHYSICAL REQUIREMENTS AND ENVIRONMENTAL CONDITIONS
The physical requirements and environmental conditions of this position consist primarily of:
Sustained standing and sitting
Frequent use of PC, including typing or sustained attention to monitor
Occasional presentations requiring public speaking to small groups
Occasional lifting of basic office files or equipment up to 20 lbs
Normal office environment with comfortable internal temperatures and low level noise
Some travel necessary for client/prospect meetings and networking events
