Southwestern University invites applications for the position of Central Plant Mechanic. The Central Plant Mechanic position is responsible for all maintenance activities in the Central Plant during assigned shift while maintaining contact with the Supervisor of Central Plant and handling Physical Plant emergency calls that come in after normal hours of operation. This is a full-time, non-exempt, fully benefitted position.

Responsibilities include but are not limited to:

  • Maintains, repairs, and operates the Central Plant (CP) Equipment & Systems e.g., chillers, air compressors, water towers, piping infrastructure, pumps, electric motors, boilers & water treatment systems.

  • Performs periodical maintenance (PM) on plant chillers, water towers, water treatment systems, air compressors, boilers and associated system components, as outlined per manufacturers' recommendations.

  • Maintains CP building facilities equipment i.e. HVAC, Lighting, etc., as assigned.

  • Performs water sampling and testing with documented results.

  • Utilizes System BAS (Metasys) to monitor, maintain and operate all CP equipment and systems as required reporting all equipment and system deficiencies to the supervisor that may have an adverse effect on systems operations.

  • Utilizes the Facilities Management CMMS system (SchoolDude) to generate work orders, PM reporting and record time as required.

  • Maintains & updates Weekly/Monthly Equipment & Operations Status List & delivers to Supervisor as assigned.

  • Works with vendors and suppliers to perform PMs on equipment and systems that will require tear down for inspections, major repairs and general maintenance procedures.

  • Performs quality control inspections on all CP equipment and systems to ensure adherence to contract specifications, industry standards & Environmental, Health & Safety (EH&S) requirements, regulatory and permitting requirements.

  • Ensures adherence to University EH&S requirements.

  • Works closely with onsite Supervisor to confirm self-performed work and contractor task plans are submitted & reviewed in a timely manner for all project related work.

  • Responds in a professional and timely manner to management and internal customer inquiries relating to the facility operations and maintenance related issues.

  • Notify supervisor of start dates for all equipment and system projects.

  • Monitors and ensures good housekeeping throughout the facility internal and exterior at all times.

  • Responsible for work area maintained.

  • Uses required personal protective equipment.

  • Serves as primary technical resource in area of expertise.

  • Works and completes all facility team-based goals.

  • Weld and Fabricate as required.

  • Respond to after hour Physical Plant trouble calls.

  • Respond to Campus Police and Event Forms request.

  • Performs other job-related duties as assigned.

Qualifications:

  • High school diploma or GED.

  • A minimum of 2-5 years' experience in CP Environment.

  • A minimum of 2 years' experience of operations and maintenance of facility systems.

  • Ability to troubleshoot and problem-solving skills.

  • Ability to work independently and as part of a team.

  • Strong attention to detail and organizational skills.

  • Possess knowledge of safety protocols and regulations.

  • Ability to understand and comply with the University's EH&S requirements

  • Possess strong effective communication and interpersonal skills.

  • Ability to handle stressful situations.

  • Posses excellent math and computer skills.

  • Ability to handle confidentiality information.

  • Must be flexible and reliable.

  • Knowledgeable on chiller and boiler systems.

  • Strong reading, writing skills and follow written instructions.

  • Ability to comprehend and interpret product warning labels for chiller and boiler operation supplies and equipment.

Physical Requirements:

  • Ability to lift and carry 50lbs.

  • Bend, stoop, stand, kneel, and reach.

  • Move heavy equipment and materials

  • Ability to work in confined spaces and heights.

  • Willingness to work outdoors and in various weather conditions.

Preferred Qualifications:

  • A minimum 2-year technical degree or equivalent work experience, and/or professional experience desired.

  • 5 years of experience in chiller plant operator/mechanic environment.

  • Knowledge of uniform building codes, fire codes, ADA, OSHA.

  • Interested in seeking professional development for position.

  • Valid Texas driver license, good standing record with DMV, and meets standards for University's insurance carrier.
