Job Description:

The Business Analyst conducts customer, process, market, and resource analysis to develop plans, requirements, and solutions for internal and external customers. To achieve this goal, the Business Analyst will use traditional project management analytical frameworks combined with a deep understanding of the AssetMark business, cost structure, and customer needs to collaboratively develop solutions that are cost effective, efficient, and meet business needs.

Business Analysts participate in the full project lifecycle from conception through post-deployment. The Business Analyst will frequently have a lead role in compiling and presenting information regarding proposed solutions, high level and detailed business requirements, functional specifications, project progress, and post implementation effectiveness of deployed initiatives.

This position will primarily focus on current and future mergers and acquisitions from deal closing through integration planning and execution. Based on the acquisitions pipeline, this position will secondarily focus on strategic organizational initiatives, participating in IT teams to analyze, recommend, and implement business solutions. The Business Analyst will play a key role in all phases of these strategic business programs.

Responsibilities:

  • Serves as business liaison between business areas, senior leadership, and IT development and support for both internal and external customers

  • Elicits business requirements using appropriate tools and techniques including but not limited to interviews, document analysis, surveys, site visits, use cases, scenarios, business processes, task and workflow analysis

  • Analyzes and evaluates data gathered from multiple sources and distinguish user requests from underlying true business needs

  • Collaborates with business process owners to identify and maximize opportunities to use information and technology to improve product, service and business processes

  • Documents use cases, requirements and business rules, business model diagrams, and data requirements

  • Creates current and future state process and data models to help engage stakeholders and drive requirements gathering and gap analysis

  • Prioritizes and translates high-level and detailed business requirements into detailed functional specifications

  • Coordinates the review of requirements and specifications documents with the business and IT stakeholders to ensure all requirements and specifications are accurately reflected

  • Manages the change control, versioning, tracking, and traceability of all requirements and specifications documents throughout the project life cycle

  • Manages daily activities, working sessions, issue resolutions, and communications across project and support teams in order to deliver projects and enhancements on-time, on-budget, and within scope

  • Assists with the development of training materials and procedures including post production support documentation

  • Contributes to Project Management deliverables and metrics under the direction of the Project Manager

  • Aids in maintenance of project schedules and tracking of life cycle phases including timely project status reporting back to stakeholders and project team members

  • Engages with project stakeholders and motivates project team members toward common goals and objectives

Required Qualifications:

  • Minimum 3 years' experience in asset management industry in the capacity of a business analyst, a business systems analyst, an operations analyst, or a customer relationship specialist working directly with customer or end users, gathering requirements and writing documentation

  • Minimum 3 years' experience managing relationships with customers and business partners in a complex and fast-paced environment

  • Experience in asset management platforms and applications

  • Experience working on complex, cross functional projects documenting client organization's direction, structure, business processes, requirements, and functional specifications.

  • Proven success in the following job competencies:

  • -- Strong knowledge of System Development Life Cycle

  • -- Strong understanding of automated testing, requirements analysis, and process modeling tools

  • -- Solid Microsoft Office skills: Excel, Word, PowerPoint, Project, and Visio

  • -- Ability to use SQL Data Query Tools

  • -- Solid experience with requirements tool(s) and Project Management Reporting software

  • Experience consolidating research and data into cohesive and persuasive presentation materials and presenting findings and recommendations to senior management for review and approval

  • Self-directed and results driven with demonstrated ability to multi-task, prioritize and execute on strategic initiatives

  • Results driven, high performing team member with tangible accomplishments

  • Excellent analytical skills and business acumen

  • Strong communications and organizational skills

  • Ability to work effectively in a culturally diverse work group/team

  • BA/BS degree in Business, Information Systems, or equivalent

  • Ability to periodically work extended hours and occasional weekends

  • Light travel ~10%

Preferred Qualifications:

  • Experience in Turnkey Asset Management Platforms and the asset management industry

  • Prior experience in merger and acquisition integrations or similar project work

  • Experience as a software developer, web developer, or an individual contributor in a technical field

  • Industry project and program management certifications such as PMP or Agile Scrum

The Spirit of the Position: The Business Analyst is an integral part of the evolving Revenue Management team at LAZ Parking. This role will be responsible for maximizing revenues for LAZ Operated Assets. Although this is a relatively new field within the industry it has become extremely important as revenues shifts to the online marketplace and automotive technologies rapidly evolve. This position will be vital to the revenue management department in creating its processes. Success in this role will be shown by the ability to be analytical, think outside of the box, and use data to drive decisions. The Business Analyst will develop a comprehensive understanding of the local parking economy and implement yield management strategies to increase revenue and drive value to LAZ and client assets. Due to this being an evolving department the Business Analyst will work with the Regional Controller to develop a revenue management playbook from scratch. Principal Job Duties: * Responsible for monitoring and analyzing external data points within the parking industry and related industries to maximize revenue such as public transportation, oil prices, tax changes, legislative changes, weather, etc. * Develop and implement strategies through quantitative analysis of historical parking supply and demand as well as consumer and competition behavior * Develop a working relationship with subject matter experts in the industry and within our field operations to understand the differences and challenges for each market * Determine ideal pricing for various revenue streams such as early bird, daily and monthly parking, event parking, etc. to capitalize on consumers' online purchasing habits * Partner with distribution channels (online aggregators) to ensure opportunities are maximized, demonstrating compliance with internal controls * Identify and communicate demand periods (high and low) for which a strategic plan is required and formulate and execute that plan with assistance from the Regional Controller, Marketing and Operations teams * Proactively evaluate the effectiveness of the implemented strategies * Provide reports on a regular schedule through data collection such as: * Average Number of Transient Parkers & Revenue Drivers * Contract Parker Occupancy and Absenteeism * Parking Patron Patterns and Trends, etc. * Occupancy Reports and Trends – LAZ locations versus competing locations * Additional reports as assigned Requirements: Education: * BA / BS degree in a quantitative discipline such as Economics or Mathematics or similar discipline Experience: * In depth experience in data modeling through use of a statistical learning toolkit such as SAS, R, Python, JMP, Minitab and/or BI tools like Spotfire and Tableau, preferred with ability to make recommendations for the acquisition of such solution * 2+ years of related experience at an airline, hotel, rail, shipping, cruise or rental car company preferred Skills: * Ability to utilize computer programs to query data (i.e. SQL) * Proven analytical skills, including the ability to gather data, analyze and present recommendations * Leverage understanding of internal and external business processes to identify problems and implement solutions to drive value * Interest in optimization problem-solving, economic game theory, and consumer buying behavior * Ability to work independently and multi-task * Ability to communicate professionally and effectively with all levels of the organization * Demonstrate a sense of urgency and timeliness Physical Demands: * Ability to lift, push and pull at least 10 pounds.
