BUILDING REPRESENTATIVE - LA CROSSE CENTER: The City of La Crosse is seeking to fill a full-time Building Representative position at La Crosse's premier convention site and entertainment destination for concerts, conventions, trade shows, entertainment, and sporting events. Position is responsible to prepare the La Crosse Center for events by providing set-up and tear down, general building and grounds custodial duties, snow removal, routine building maintenance tasks and providing lead janitor/maintenance guidance to a casual labor staff.

Requirements: Candidates shall have a high school diploma or equivalent, with two years progressively responsible janitorial/maintenance experience, or any combination of education and experience that provides equivalent knowledge, skills and abilities.

Previous experience in a leadership role is desirable. Valid driver's license required. Candidate must be able to work a flexible schedule of various work hours to include evenings, weekends and holidays.

This position will mostly work during the evenings/over-nights. Starting wage for this non-exempt position is $22.69 per hour (80 hours bi-weekly). Shift differential of .50 per hour for hours worked in evening/over-night.

Purpose of Position

The purpose of positions in this classification is to perform general building and grounds custodial, snow removal and routine building preventive maintenance tasks, and provide guidance to casual laborers.

Distinguishing Characteristics

Incumbents may perform and oversee janitorial and routine preventive maintenance duties and staff. The work is performed under the direction of a supervisor.

Essential Duties and Responsibilities

The following duties are normal for this classification.  These are not to be construed as exclusive or all-inclusive.  Other duties may be required and assigned.

May direct and oversee work crew. Prioritizes tasks.

Instruct work crew. Ensures crew is properly equipped and supplied for work tasks.

Sweeps, mops, strips and waxes floors. Vacuums and shampoos carpets.

Scours restroom fixtures and drinking fountains. Replenishes restroom paper supplies.

Washes windows and mirrors.

Empties trash containers. Picks up litter.

Mows, trims and fertilizes grass. Weeds and waters flower beds.

Plows snow from parking areas/ramps, walkways and entrances.

Performs routine building maintenance tasks.

Reports major repair/replacement needs.

Maintains building security and safety. Checks doors and windows. Unlocks and locks doors and windows.

Performs minor plumbing and electrical repairs and replacement.

Reads floor plans, seating charts, event information for room settings, booth layouts, change overs and tear down of events according to client requests and management orders.

May set rooms up for events, and tear down after events.  Lays carpet.

Responds to building emergency calls on occasion.

Maintains regular and predictable on-site attendance.

Additional Tasks and Responsibilities

While the following tasks are necessary for the work of the unit, they are not an essential part of the purpose of this position and may also be performed by other unit members.

May monitor and adjust climate controls such as thermostats, sound controls, AV and HVAC operation.

May assist in staging.

Minimum Training and Experience Required to Perform Essential Job Functions

High school diploma or equivalent, two years of progressively responsible janitorial/grounds maintenance experience, or any combination of education and experience that provides equivalent knowledge, skills and abilities. A valid motor vehicle operator's license required. Building provides proper training and equipment to perform described duties.

Ability to assemble, copy, record and transcribe data and information, following a prescribed plan.  Ability to run service desk. Ability to compare, count, differentiate, measure and/or sort data and information.

Ability to persuade, convince, and/or train others, including the ability to act in a lead janitor capacity.  Ability to advise and interpret how to apply policies, procedures and standards to specific situations.

Ability to utilize a wide variety of descriptive data and information such as regulations, schedules, time cards, floor plans, materials safety data sheets, injury reports, and equipment operating/maintenance manuals.

Ability to communicate effectively with custodial staff, facility visitors, emergency personnel, city employees.

Mathematical Ability

Ability to add, subtract, multiply and divide.

Judgment and Situational Reasoning Ability

Ability to use functional reasoning and common sense in performing influence functions such as supervising, instructing and directing.

Ability to exercise the judgment, decisiveness and creativity in situations involving a variety of generally pre-defined duties which may be subject to frequent change.

Physical Requirements

Ability to operate, maneuver and/or steer equipment and machinery requiring simple but continuous adjustments such as floor scrubbers, brooms, mops, snow removal equipment, mowers, rakes, shovels, forklift, scissor lift and air lift, etc.  .

Ability to coordinate eyes, hands, feet and limbs in performing movements requiring moderate skill, such as cutting, painting and drilling.

Ability to exert required physical effort to perform moderate to heavy work, typically involving some combination of climbing and balancing, stooping, kneeling, crouching, crawling, lifting, carrying, pushing, and pulling.

Ability to recognize and identify similarities or differences between characteristics of colors, shapes, sounds and odors associated with job-related objects, materials and tasks.

Environmental Adaptability

Ability to work under often unsafe and uncomfortable conditions where exposure to environmental factors such as temperature variations, odors, noise, vibrations, traffic hazards, wetness, loud sounds , machinery, electrical current, disease and dust can cause discomfort and where there is a risk of injury.
