  • Essential Functions

  • Maintains regular and consistent attendance and punctuality.

  • Maintains service documentation via Computerized Maintenance Management System (CMMS).

  • Communicates with customers, management, colleagues, regarding issues, project completion timelines and workload priorities.

  • Performs all facility equipment repairs. Maintains tools, parts, equipment and supplies in clean and safe condition. Acts as a resource for all partners in equipment and service maintenance.

  • Maintain lighting system bulbs and ballasts.

  • Assist operations team in maintenance and repair of building and equipment.

  • Perform minor plumbing repairs.

  • Move office furniture, machinery, equipment, and other materials, as requested

  • Perform assigned facility inspections and due diligence efforts; report on as-found conditions.

  • Monitors operation and maintains refrigeration and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; recording readings as necessary

  • Candidate must be willing to work in a multi-skilled team environment.

  • Flexibility to flow with the work will be required to accomplish all daily operations and maintenance tasks.

  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.

  • Perform daily building rounds and document readings on equipment logs

Required Knowledge, Skills and Abilities (KSA)

  • 2+ years related trade experience in a building-related trade with an emphasis on HVAC.

  • Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing or carpentry. Or any similar combination of experience and education

  • Working knowledge of computer applications including Word and Excel

  • Possess and maintain a valid driver's license

  • Proven record of providing excellent internal and external customer service

  • Excellent interpersonal skills

  • Excellent oral and written communication skills

  • Must be able to pass a background check and a US person

Working Environment

  • May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties

  • Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50lbs of equipment (pumps, tools, ladders) and ability to safely install rigging/lifting device.

  • Work will involve both activities indoors and outdoors during all weather conditions.

Minimum Required Education

  • High school diploma or GED equivalent.

Position Summary: Hillwood is seeking an Operating Engineer to support the Facilities Director and Building Engineering team in daily facility functions. This individual will perform routine and extensive preventative maintenance and repair procedures on the office building, mechanical equipment and utility systems. Responsibilities: * Instrumental with quality repairs and maintenance projects with or without vendors and contractors. * Responsible for outside duties such as landscaping, cleaning the site and other outdoor repairs as required. * Maintains all areas to be cleaned and organized. * Performs and supports troubleshooting, diagnostics, and repairs on buildings. * Completes or oversees completion of work orders for building systems, equipment, personnel requests and office furniture repairs. * Effectively estimates time and materials * Operates Building Automation System and all other related building systems for the building and site. * Monitors, operates and provides routine maintenance to HVAC, plumbing, electrical and Critical Systems equipment. * Performs minor repair of buildings, systems and equipment. (Supervises vendor repairs of major building systems and equipment.) * Manages and performs preventive maintenance procedures on building mechanical equipment on a scheduled basis through CMMS; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; may make repairs or replaces broken parts as needed. * Supports and supervises service contractors' activities and development. * Repairs doors, door locks and closers. * Performs mechanical, electrical, plumbing repairs as needed. * Manage or repair electrical equipment and control circuits; replaces faulty electrical devices. * Responds to emergency maintenance requests as required. * Manages and maintains a safe and comfortable work environment for all Perot/Hillwood associates & visitors. * Responsible for Fire System testing and repairs keeping system active and in compliance. * Maintains optimum conditions of any company vehicles, tools and equipment to perform job. * Always maintains a constant state of readiness in support of mission critical equipment/areas. * Acts as the first responder for all technical and facility related issues within the building and site. * Drive company vehicles as needed as well as maintain vehicle inspections and service * Responds to after-hours building and site emergencies as required. * Follows Policies and Procedures. * Promotes safety and security for all associates and visitors. * Involved in confidential tasks as directed. * May perform any other functions deemed by supervisor and leaders of the organization.
