Job Description
Repairs and maintains to ensure effective operation of buildings.
Essential Duties and Responsibilities
Monitors and/or maintains all building equipment:
Checks system and subsystem for indication of problems
Adjusts and/or repairs components to correct malfunction
Orders and purchases necessary replacement parts in as required
Notifies supervisor of an emergency and possible need for additional personnel to assist in repair work
Performs preventive maintenance and minor repair of auxiliary mechanical systems:
Performs periodic operational and maintenance checks and services on other building systems and equipment as necessary, to include checking post drains, gutter, down spouts.
Performs preventing maintenance on equipment.
Performs minor plumbing repairs; such as leaking faucets, plugged commodes, etc.
Performs minor electrical repairs, such as the following; replace switches, fixtures, and receptacles, trouble shoot electrical problems and reset breakers
and overloads.
Performs minor carpentry repairs such as tables, chairs, assemble or repair; adjust or replace door closures.
Performs minor painting touch-up such as repainting, touch-up scratched surfaces, etc.
Interfaces with technicians to overcome problems beyond the Building Mechanic's capacity or training.
Interfaces with special projects crew to assist in repairs as necessary.
Identifies roof leaks and conveys locations to Physical Plant Department.
Maintains his designated sites and playing fields. (mowing, herbicide spraying, minor pruning, stripping)
Perform other duties as assigned.
No supervisory responsibilities.

Ability to perform duties with minimal supervision. Knowledge and observance of safety precautions. Knowledge of pipe and pipe fittings to include types of materials and proper usage. Ability to properly use and care for job related tools.

LANGUAGE SKILLS
Ability to read and interpret documents in English such as safety rules, operating and maintenance instructions, and procedure manuals.Ability to add and subtract two digit numbers.
MATHEMATICAL SKILLS
Ability to perform these operations using units of American money and weight measurement, volume, and distance.
REASONING ABILITY
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

While performing the duties of this job, the employee is regularly works indoors and will work outdoors. The employee will work near or with moving mechanical equipment. The employee may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, sprays. The employee must be able to meet deadlines with severe time constraints. The noise level in the work environment is usually moderate.
