In this capacity, the Building Manager is expected to coordinate, make recommendations, and provide oversight for necessary maintenance and building upkeep activities, and to manage and provide oversight over occupant moves/relocations, small scale renovation projects, and other tasks necessary to ensure Geisel’s DHMC-Lebanon campus meets the programmatic needs of Geisel’s education and research missions.
The Building Manager, in conjunction with the Director of Facilities and in coordination with Dartmouth Hitchcock’s (D-H’s) Facilities and Engineering groups, ensures that Geisel’s DHMC-Lebanon campus buildings are supported by a robust facilities maintenance program, and shall also serve as a liaison with Dartmouth College’s FO&M group and external contractors and vendors, as needed. Provides oversight and supervision for the Borwell loading dock. Required Qualifications
Education and Yrs Exp:Associates or equivalent combination of education and experience Required Qualifications
Skills, Knowledge and Abilities: Associates degree with courses in accounting, budget administration and/or facilities/project management, or the equivalent combination of education and experience.
Ten or more years of relevant experience in facilities management. Experience in developing and managing operating and capital budgets for building maintenance activities. Willingness and ability to exercise judgment and initiative and to interact with a diverse set of faculty students and staff in a professional manner.
Excellent planning and organizational skills, with strong attention to detail. Ability to work effectively, independently, and as a member of a team. Exceptional communications and interpersonal skills.
Ability to maintain and foster confidentiality. Proficiency in database management, spreadsheets, and other computer software. Preferred Qualifications: 5 years’ experience working in higher education or biomedical research environments.
Bachelor’s degree preferred. Experience working with and managing relationships with outside vendors/contractors in the facilities/maintenance workspace. Ensures open communications, consistency, and timely coordination of services. Responds to and follows up on requests and emergencies, as appropriate. Coordinates with academic and administrative departments to ensure the DHMC-Lebanon facilities meet their programmatic needs and achieve related master planning goals.
Schedules and coordinates the moving of faculty, staff, and student workspaces according to overall campus space plans; notifies affected colleagues of move schedules/timelines. Responsible for partnering with Dartmouth’s Environmental Health and Safety (EHS) office for establishing, providing oversight, and maintaining compliance with regulatory or EHS/Dartmouth policies with respect to management of hazardous chemicals and other materials, hazardous waste management, and general laboratory safety. Supports research personnel in their efforts to be compliant with federal, state, and municipal regulations that pertain to lab sciences.
Manages and serves as the primary point of contact for all access requests for Geisel’s DHMC-Lebanon campus for employees, students, and visitors. Coordinates, as needed, with D-H’s Parking and Safety Office to ensure Geisel employees and students/trainees are provided appropriate access to the DHMC-Lebanon campus. Serves as an emergency point of contact for matters related to Geisel’s DHMC-Lebanon campus buildings, along with the Director.
Incorporates sustainability and energy efficiency principles into everyday practices. Works with the Director and D-H’s facilities and engineering colleagues to identify, develop recommendations for, and address facility maintenance projects for Geisel’s DHMC-Lebanon campus. In conjunction with the Director, and with D-H facilities and engineering staff, as appropriate, provides oversight for the work control process as it applies to Geisel’s DHMC-Lebanon campus facilities, ensuring efficiencies in estimating, planning, scheduling, and performing the work.
Partners with the Director and Dartmouth’s Procurement Office to identify vendors and to solicit bids and qualify vendors/contractors for facilities or renovation services. Provides oversight directly, or in partnership with project managers (PM) or construction managers (CM) engaged through Dartmouth’s FO&M group, for DHMC-Lebanon campus renovation, construction, and facilities maintenance projects. Collaborates with Animal Research Center (CCMR) leadership to ensure appropriate security, compliance, and facilities support for animals housed in the Borwell and Williamson facilities.
Provides oversight over the activities, personnel, and procedures for the Borwell loading dock. Percentage Of Time:60 Description:Project Management Working with the Director, architects, engineers, contractors and D-H Engineering staff, manages small to medium renovation projects, office moves, and mechanical projects in Geisel space on the DHMC campus and in spaced leased by GSM in Centerra Office Park. Serves as primary point of contact between City of Lebanon Code officials and GSM during all renovation and construction projects at DHMC and Centerra Office Park.
Percentage Of Time:15 Description:Budgeting/Financial Planning In partnership with the Director and Associate Director, responsible for developing and providing oversight over operating and capital budget requests for the maintenance and upkeep of Geisel’s DHMC-Lebanon campus buildings (Rubin, Borwell, Williamson, and Centerra Office Park), and for any shared DHMC campus capital projects (e.g. the mall, auditorium H). Develops an capital equipment replacement schedule to ensure that essential research equipment is functional and up-to-date Percentage Of Time:10 Description:Communication Responsible for providing notice to Geisel’s DHMC-Lebanon community with respect to planned facilities work, service interruptions, and for conveying clear information on the status of relevant facilities activities/projects. Communicates professionally with a wide range of faculty, students, and staff members. Interacts regularly and professional with Dartmouth’s FO&M groups, other Dartmouth and D-H facilities managers, and with outside vendors and contractors.
Regularly handles confidential or sensitive information; exercises discretion concerning its disposition. Interprets, applies, and explains office, department, and Dartmouth policies and procedures. Communicates respectfully with a diverse community.
