Job Description Performs routine semi-skilled work in a variety of parking facilities maintenance, repair and custodial jobs involving the use of common tools and equipment; does related work as required. Individual will also be required to assist with working in booth as needed.

Work is performed under the immediate supervision of the Parking Facilities Supervisor. Essential Tasks Performs building maintenance work including alteration, repair and maintenance of City parking facilities and related mechanical, electrical and plumbing systems. Inspects City facilities and equipment to determine maintenance and repair needs.

Washes down decks with pressure washer, runs sweeper and goat to pick up small trash, picks up large pieces of trash manually, empties trash cans, picks up debris on landscape and puts toters out for trash removal. Removes leaves using leaf blower and vacuum. Cleans and polishes elevators, drains water from shafts.

Mops lobbies twice weekly, more often when raining and puts out caution signs. Cleans and washes stairwells, removes cobwebs and graffiti, cleans cameras and keeps lens wiped free of dust. Adjusts cameras and air conditioning units as needed.

Polishes metal and cleans lobby windows and fire extinguishers. Cleans, mops and checks bathrooms daily. Performs vandalism clean-up and checks decks for security purposes.

Performs maintenance on ticket and gate machines which includes replacing gates, adjusting date and time and watching to evaluate problem, oiling and cleaning, and replacing shafts and pins. Reports inoperative problems to the Parking Facility Supervisor. Replaces bulbs, transformers or whole fixture of lighting when necessary, which requires climbing a ladder or scaffolding when performing some wiring of fixtures throughout decks, stairwells and walkways.

Maintains inventory including ticket spitter tickets, ribbons for ticket machines, gate boards, tools needed for jobs, cleaning supplies and polishers, basic janitorial needs, paper towels, tissue paper, light bulbs, covers and replacements. Performs preventative maintenance as required Checks and reports any exposed steel rust on decks, potholes, cracking within facilities, and expansion joints. Assists customers with parking vehicles and adds signs where needed Obtains change for attendants and assists with working in booth as needed.

Helps pull cable for parking facilities. Assists in restriping decks, curbing, handicap walkways and caution areas and touches up work of painters. Operates facility truck to pick up supplies Ensures that all work is performed in accordance with OSHA and City Safety Standards and Policies.

Qualifications High School Diploma or GED Driver's License issues by the state of North Carolina Must have good knowledge of the safe and proper use of power tools, hand tools, and maintenance equipment. Must have general knowledge relating to maintenance, repair, equipment operation and manual tasks. Must be able to climb ladders and lift up to 50 pounds.

Must be available to work overtime, nights, weekends, and holidays as needed and must be available to be on-call for after-hours and weekends for incidents/emergencies as needed. Thorough understanding of local, state and federal safety regulations and OSHA Two (2) years' experience as a semi-skilled or skilled worker in building maintenance, repair or construction is preferred. Special Requirements:

Must be able to climb ladders and lift up to 50 pounds. Must be able to perform manual labor, including walking and climbing ladders, stairs and scaffolding, for long periods of time in all weather conditions. Must have good knowledge of the safe and proper use of power and hand tools.

Must be able to work on-call daily, nightly and weekends. Physical Requirements Hearing/Speaking

    Acuity, far - clarity of vision at 20 feet or more. Must be able to see from a distance when administering and observing employment tests, operating a motor vehicle, or addressing an audience. Acuity, near - clarity of vision at 20 inches or less.

    Must be able to see work-related business documents close at hand. Depth perception

  • Three-dimensional vision and the ability to judge distance and space relationships. Field of Vision - the area that can be seen up and down or to the right or left while eyes are focused on one point.

    Must be able to see a wide span of area. Accommodation

  • Must be able to adjust the eye lens to glance quickly. Physical Strength - degree of physical demands typically associated with this position include:

    Medium Work Exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 1O pounds of force constantly in operation of work tools and equipment. Physical demand requirements usually require walking, standing, balancing, kneeling, crouching, crawling, reachir1g, bending, pushing, pulling, climbing, lifting, stooping and stretching, although worker does sit on rare occasions.     Ability to read equipment manuals, instructions, directions and other documents relating to job. Write: Ability to write personal notes as needed in order to perform assignments. Speak: Ability to be conversant in voice and diction so as to participate in discussions with supervisor, other employees and the general public.

    Environmental Conditions Physical Surroundings: The Worker is subject to Outside Environmental Conditions: Exposed to the various weather conditions and temperatures.

    The worker will be exposed to rain, sleet, snow, ice, wind and extremely hot or cold weather. Combining the type of work performed with the weather conditions, the worker should be one who can work outside in all weather conditions for long periods of time. The position is best suited for someone who doesn't mind getting wet, dirty and sweaty.

    Hazards: Employee will be exposed to detergents and chemicals associated with custodial work, trash, garbage, waste, insects, and vermin. Exposure to dust, dirt, and wet conditions. Weather conditions may include rain, snow, sleet, wind, and ice.

    Will be exposed to chemicals and detergents associated with the work, trash, garbage, and confined spaces. Work is subject to final standards of OSHA on bloodborne pathogens. Machinery/Tools/Work Aids/Other Equipment:

    Pressure washer, sweeper, goat sweeper, brooms, mops, trash cans, leaf blowers and vacuum, ticket and gate machines, card readers, coin machines, signs, cameras, taters, shovels, sand, cleaning and petroleum products, fire extinguishers, lighting bulbs and supplies, transformers, ladders, scaffolding, wiring, air conditioners, gate boards, trash bags, litter sticks, hoses, janitorial supplies, plumbing equipment, cables, drills, facility truck, bowl brushes, two-way radio and various hand tools.
