An employee's hourly rate shall not exceed the wages of current employees with the same years of experience in the District. Experience: Job related experience within a specialized field is required. Education: Community college and/or vocational school degree with study in job-related area or job related experience.

Certificates: Valid Driver's License and Evidence of Insurability. Clearances: Employment is contingent upon a Criminal Justice Fingerprint/Background Clearance, paid for by the applicant. The job of Building Maintenance Technician is done for the purpose/s of repairing and maintaining all district plumbing and electrical systems and various energy management systems i.e. heating, air conditioning, and ventilation to provide comfort, sanitation and safety within facilities; identifying repair/replacement needs necessary to maintain equipment and systems; providing information and documentation of activities; ensuring compliance with pertinent codes; participation in planning replacement, maintenance and life cycle cost; and working with outside contracted workers as necessary.

This job reports to Director of Operational Services Essential Functions Diagnoses problems and/or failures in the various HVAC, electrical, and plumbing systems for the purpose of identifying repair and replacement needs necessary to maintain equipment and systems. Works with district outside contractors (e.g. heating, ventilation, air conditioning, plumbing, and electrical) for the purpose of ensuring work is completed as specified and in accordance with building codes. Installs plumbing (e.g. hot water heaters, plumbing equipment, drinking fountains, etc.) for the purpose of providing comfort, sanitation and safety within facilities.

Orders supplies, equipment and tools for the purpose of ensuring adequate materials are available to complete assignments in a timely manner. Participates in planning for the purpose of making recommendations regarding replacement, maintenance and life cycle cost estimating of all HVAC, plumbing, and electrical systems district wide. Completes preventive maintenance work orders, communicating with Director of Operations or designee, for the purpose of insuring work orders are disseminated and performed effectively and efficiently.

Repairs/Renovates heating/air conditioning, plumbing, and electrical systems and components for the purpose of complying with building codes and meeting accessibility/functionality requirements of students, staff and the public. Responds to immediate safety and/or operational concerns, communicating with Director of Operations or designee, during or immediately following such actions for the purpose of taking appropriate action to resolve immediate safety issues and maintaining a functioning educational environment. Assists other personnel as may be required (e.g. snow removal, grounds care, moving and hauling equipment, custodial and general maintenance) for the purpose of ensuring an efficient and effective work environment.

Extended hours may be required to meet the needs of the district. Job Requirements: Minimum Qualifications Skills, Knowledge and Abilities SKILLS are required to perform multiple, highly complex, technical tasks with a need to routinely upgrade skills in order to meet changing job conditions.

Specific skill based competencies required to satisfactorily perform the functions of the job include: using pertinent software applications. This includes computer skills for the operation of District energy management software. KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems.

Specific Knowledge based competencies required to satisfactorily perform the functions of the job include: safety practices and procedures; methods and materials used to install, maintain and service energy control systems; and pertinent codes, policies, regulations and/or laws. ABILITY is required to schedule activities, meetings, and/or events; routinely gather, collate, and/or classify data; and consider a variety of factors when using equipment. Flexibility is required to work with others in a wide variety of circumstances; work with data utilizing defined but different processes; and operate equipment using a variety of processes.

Ability is also required to work with a significant diversity of individuals and/or groups; work with similar types of data; and utilize a wide variety of types of job-related equipment. Problem solving is required to identify issues and create action plans. Problem solving with data frequently requires independent interpretation of guidelines; and problem solving with equipment is moderate to significant.

Specific Ability based competencies required to satisfactorily perform the functions of the job include: setting priorities; and meeting deadlines and schedules. Responsibility Responsibilities include: working under limited supervision using standardized practices and/or methods; providing information and/or advising others; Utilization of resources from other work units is often required to perform the job's functions. Working Environment The usual and customary methods of performing the jobs functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling frequent climbing and balancing frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 10% sitting, 20% walking, and 70% standing. The job is performed under temperature extremes and under conditions with exposure to risk of injury and/or illness.
