Position Overview

Advanced supervisory level in the building maintenance occupation under administrative direction of the Facilities Management Deputy Director requiring extensive knowledge of building systems maintenance techniques & tools in order to supervise assigned staff (i.e., including Building Maintenance Mechanic III and Building Maintenance Mechanic II) engaged in skilled building maintenance, alterations & repairs and custodial services for large complex building(s) with 5 or more stories and 200,000 or more square footage. Large size staff (more than 17). Performs the material and substantial duties of the classification more than 50% of the time.

Summary of Job Duties

Supervises lower-level supervisor and skilled, semi-skilled & unskilled workers at multiple sites engaged in skilled building maintenance, alteration, repair and building custodial work for large complex buildings with 5 or more stories and 200,000 or more square footage, maintains proper operations of all building equipment, operates motor vehicle to visit multiple sites, establishes general guidelines and priorities, meets with county staff to determine projects, plans preventive and proactive maintenance programs, inspects, monitors repair work in progress and upon completion for approval, assists manager in developing and implementing building maintenance programs, ensures building maintenance compliance with applicable state and local regulations, assists in budget preparation, approves work or monitors and inspects contractors for adherence to specifications.

Performs tasks of the functional area(s) supervised (e.g., alteration &/or repair, skilled craft), estimates time, material & labor costs for specific jobs, maintains tool control & inventory of maintenance supplies and equipment, plans shifts & work schedules, keeps job records, prepares reports of work performed & notes progress of work done by outside contractor, assists in inspection & approval of completed projects.

Minimum Qualifications and Requirements

Must have current valid driver's license with acceptable driving record. High School diploma or equivalent, apprenticeship in building maintenance craft and 7 years of experience at the full performance level in building and grounds maintenance including 2 years of supervisor experience or 2 years of Montgomery County Building Maintenance Mechanic experience OR completion of Associate Degree core course work in mechanical, electrical or electronic engineering technology or related discipline and 5 years of experience at the full performance level in building and grounds maintenance including 2 years of supervisory experience or 2 years of Montgomery County Building Maintenance Mechanic experience OR alternative, equivalent evidence of the Minimum Class Requirements.

As appropriate must obtain and maintain Ohio Department of Agriculture Pesticide Commercial Applicator license (e.g. licensed in core areas, 6c) Ornamental Plant and Shade Tree Pest Control 8) Turf) within 1 year of hire.

Senior Technician may perform some or all of these duties or other job-related duties as assigned at one or more County facility. Work assignments may require travel to various County building or construction locations. Senior Technician performs these trade skills in maintaining buildings with the background, experience and capabilities in a minimum of two of the following trade skills. The following provides the expected level of expertise per trade)</p><p>CARPENTRY: Designs, fabricates, repairs &amp; installs wood products (e.g., cabinets; formica tops, partitions; shelves &amp; signs); makes repairs and alterations to buildings (e.g., floors; stairs; door frames; windows; walls; rafters &amp; roofs); performs rough and finished carpentry work using hand tools and bench tools (e.g. drywall, lock sets, suspended ceilings, floor tile, carpeting, block walls, power equipment, building codes); performs administrative duties related to carpentry (e.g., prepares cost estimates; orders supplies, materials and equipment; reads blueprints; keeps inventory of tools and materials; keeps time, materials, work and job records).</p><p>ELECTRICAL: Installs, maintains, troubleshoots &amp; repairs electrical wiring systems, fixtures, controls and equipment (e.g., motors; appliances; fans; roof top units; wiring conduit; breaker panels; light ballasts; pumps and control systems; disconnect switches and fuses; 440 Volts; HVAC electrical systems; water heaters; fire &amp; other alarm systems); has good knowledge of electrical building codes; blueprints; utilizes various electrical test equipment; determines and orders materials needed to complete jobs; operates a variety of related power equipment.</p><p>HVAC: Heating, Ventilating and Air Conditioning (HVAC) system repairs and construction projects. <br><br> Has good knowledge of code requirements in this area. Utilizes blueprints and operating manuals to understand, troubleshoot, repair and install various HVAC equipment such as: chillers, boilers, air handlers, control systems, cooling towers, heat exchangers, heat pumps, distribution boxes, thermostats, pumps and air compressors. Can operate all HVAC equipment on automatic, manual or computerized control. <br><br> Properly lubricates bearings and equipment. Conducts seasonal tear down, inspection and repair of heating and cooling equipment. Makes necessary adjustments</p><p>PLUMBING: Plumbing repairs and construction projects. <br><br> Installs various plumbing fixtures (sinks, faucets, toilets, pumps) and piping (copper, steel threaded, plastic). Operates equipment to unclog piping. Repairs and rebuilds various plumbing equipment and fixtures. Has good knowledge of plumbing building codes. <br><br> Can operate, trouble-shoot and repair major pumps and systems, including: sewage ejectors, storm pumps, domestic water pumps, HVAC pumps, pressure regulators. Installs hot water heaters and expansion tanks. Repairs and replaces various types of valves (globe, gate, ball, check, control). Utilizes blueprints to understand and trace piping systems and control sequences. <br><br> Repairs and installs drinking fountains, pipeline strainers and flush valves. Operates many pieces of powered equipment, such as: drills, reciprocating saw, pipe threading machine, torch, cut-off saw, etc. Determines the materials needed for a job and places the order.</p><p>Assists other staff when more than one person is needed. Performs basic computer skills by responding to emails, updating and closing out work orders and entering work requests; performs various manual labor tasks, such as moving office furniture, setting up furniture for meetings, moving and hauling trash, general clean-up, moving boxes of record, picking up parts and supplies, snow removal and ice control. <br><br> Provide information to contractors on various repair jobs and projects.
