TheBuilding Maintenance Supervisorsupervises and performs complex skilled work at a Masters level of competency the repair and preventative maintenance of local government-owned buildings and associated equipment. Supervises a crew of skilled and semi-skilled Building Tradespersons. Manages operating budgets and manages projects for the repair and/or replacement of complex equipment and building systems. Reports to the Facilities Maintenance Manager.

The preferred hiring range for this position is betweenbetween $24.93-$30.47Hourly ($51,854.40 - $63,377.60 Annually).Starting offer is based on applicable education, experience, and internal equity. Essential Responsibilities and Duties

  • Inspects the condition of buildings and/or building systems to identify and plan corrective work.

  • Manages a variety of non-capital projects to include scope development, budget estimation, procurement of equipment and services, and management of service contracts, and assignment of staff and other resources.

  • Serve as primary point of customer service for building contacts.

  • Supervises assigned crew, to include: assignment of work; quality control; coordination with outside agencies or personnel. Ensures staffs is properly trained, follows safety procedures, and receives performance feedback.

  • Supervises the preventive maintenance program of assigned areas and/or equipment. Develops preventive maintenance plans for new equipment.

  • Manages operating budgets to include: assists with annual budget preparation; authorizes the procurement of required items or services.

  • Develops training programs and participate in training assigned staff.

  • Ensures compliance with all department and City policies and procedure of assigned staff.

  • Responds to emergency calls.

  • Maintain records of work performed.

  • Perform relates tasks as required.

Depending on assigned work area:

  • May install, inspect, calibrate, and maintain complex building systems.

  • May supervise major repairs and service to complex building systems.

Education, Experience and Skills

Minimum Qualifications:

  • Minimally requires a high school diploma or GED.

  • Minimum of five years of experience in skilled maintenance, repair, installation or construction work related to the area assigned.

Preferred Qualifications:

  • Preference for a minimum of two years in a supervisory position.

Special Requirements:

  • Depending on assignment may require the possession of a Master's license.

  • Must have valid VA driver's license by employment start date.

  • Must successfully pass a pre-employment physical.

Skills:

Complete knowledge of methods, materials, equipment and tools of complex building system repairs and pertinent safety requirements; Comprehensive knowledge of complex building systems usually found in office buildings and schools; Demonstrated ability to independently plan, estimate, supervise, evaluate and direct the work of skilled and semi-skilled maintenance and trade mechanics; Complete knowledge of complex building system component operation; Comprehensive knowledge of the hazards and safety precautions associated with equipment maintenance work; Demonstrated ability to perform complicated field and shop repairs on complex building systems; Demonstrated ability to independently prepare, deliver and follow written and oral instructions; Demonstrated ability to independently develop, read and work from engineered plans and specifications; Demonstrated mastery of software associated with equipment control systems; Working knowledge of office software including Microsoft Word and Excel.

Physical Conditions & Additional Information

Physical conditions and work contacts may vary depending on assignment.

Work may be performed around vibrations, moving mechanical parts, high or precarious places, ladders/step stools, and confined spaces. Work requires exposure to moderate to very loud noise, chemicals, allergens, fumes/airborne particles, electrical hazards, gases/gas leaks, and fuels including diesel, gasoline, and oil.

Work requires exposure to extreme temperatures and weather conditions, extreme darkness and brightness, elevated surfaces, and working in cramped positions.

Physical demands include climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, fingering, grasping, feeling, talking, hearing, and repetitive motion.Must be able to lift up to 100 lbs. occasionally, and/or up to 50 lbs. frequently, and/or 20 lbs. constantly to move objects. Must be able to hear and communicate effectively with or without accommodation.

Position may require employees to work a flexible schedule including evenings and weekends. This position is subject to weather and/or non-weather emergency and standby call.
