Summary:

The Building and Maintenance Supervisor coordinates and provides direction for all activities within the Building Maintenance Department.

Responsibilities:

The Building Maintenance Supervisor is responsible for planning, coordinating and directing the daily activities related to the maintenance, preventive maintenance, repair and installation of the systems and associated equipment and buildings on Casper College facilities utilizing Building Maintenance staff and contractors. The position is responsible for the supervision of the employees within the Building Maintenance department and to organize, plan and schedule the work within this department. This position reports to the Facilities Operations Director and will assist with various administrative and management functions including recruitment, discipline and other duties as assigned.

Essential Duties:

  • Supervise, schedule, and direct the activities of the Building Maintenance personnel and contractors, including carpenters/locksmiths, plumbers, electricians, preventive maintenance technicians and other trades as assigned.

  • Ensure tools, equipment and materials are available and safe for employees within the department to complete assigned tasks.

  • Emphasize safety and safety training to promote a safe work environment and safe use of tools and equipment.

  • Responsible for preventive maintenance/predictive maintenance schedules throughout the department at all levels through the computerized maintenance management software.

  • Research and submit cost estimates for contracted repairs, materials, equipment and supplies for the department to the Physical Plant office. Arrange, schedule, oversee and coordinate the activities of outside contractors as needed.

  • Maintain equipment and inventory records using computerized maintenance management software.

  • Responsible for overseeing the hiring, evaluation and training of all staff in the department.

  • Maintain personnel records for employees within the department pertaining to absences, leaves, tardiness, etc.

  • Arrange for after-hours and emergency services as necessary and as required and directed by the Assistant Facility Operations Director.

  • Review and sign time cards for temporary help and overtime. Complete employee appraisals for assigned employees. Strive to improve staff job performance by research and development of new methods and techniques.

  • Carry and respond to College-provided cell phone; carry and utilize two-way radio while working.

  • Remove snow and ice from steps, sidewalks, and entries; apply ice melt.

  • Report concerns, hazardous conditions, and injuries/ accidents to supervisor.

Work Environment:

The normal work environment for this position is divided between a typical office setting requiring normal office precautions and time spent performing functions as a Building Maintenance technician. While performing the duties of technician, the employee regularly works in indoor and outdoor conditions. The employee occasionally works at heights; in small, confined mechanical rooms; uses power tools; and works with and around machinery having moving parts. The employee is exposed to chemicals, fumes, odors, and is exposed to outside weather conditions. The noise level in the work environment is usually moderate to loud, requiring hearing protection. May be called back after hours, on weekends, and holidays for emergencies, special assignments, snow removal and/or any other activity which requires the position's presence on campus and/or at the assigned work station. Call back assignments are at the discretion of the Assistant Facility Operations Director or Facility Operations Director.

Physical Requirements:

While performing the duties of this job, the employee frequently is required to use hands to finger, handle, or feel; reach with hands and arms; talk or hear; climb, bend, kneel, and crouch. The employee is often required to stand and walk, while carrying tools and equipment and is required to access and work on roofs. The employee occasionally works at heights on roofs and lifts, in small, confined spaces and mechanical rooms, uses power tools, and works with and around machinery having moving parts. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include those needed to operate College vehicles and equipment, see close-up, differentiate color, have peripheral vision and depth perception.

Minimum Qualifications:

  • High School diploma or equivalent

  • Minimum of 5 years supervisory and/or management experience in construction, engineering and/or building maintenance

  • Minimum of 5 years work experience in one or more Building Trades. The completion of a Building Trades indentured apprenticeship program shall be considered as Building Trades work experience.

  • Must have the capability to plan, coordinate, analyze, execute and document specific administrative and management functions with a sense of the long-term goals of the department

  • Computer proficiency is required, including the use of Microsoft Office and online systems

  • Maintain a professional, effective and collegial working relationship with co-workers, the public and all campus constituent groups communicating effectively both verbally and in writing

Required Licenses or Certifications:

  • Journeyman-level license in one or more of the building trades

  • Valid Wyoming motor vehicle license and be insurable under the College's insurance plan. Must obtain a Wyoming driver's license within 2 weeks of accepting a position offer.

Desired Qualifications:

  • Associate's Degree from a post-secondary accredited institution in business management, engineering, construction, or another related field

  • Master-level license in one or more building trades

  • Experience using Computer Maintenance Management System (CMMS) and/or CAD programs.

  • Public higher education maintenance experience
