Position and Responsibilities Overview

As a Building Maintenance Technician, you will be responsible for the upkeep and maintenance of our facilities, ensuring they are safe, functional, and aesthetically pleasing. Your role will encompass a variety of tasks, including routine inspections, repairs, and renovations to preserve the condition and value of our properties.

• Conduct regular inspections of buildings, facilities, and equipment to identify maintenance needs and safety hazards.

• Perform routine maintenance tasks such as replacing light bulbs, repairing plumbing fixtures, and fixing minor electrical issues.

• Respond promptly to maintenance requests from tenants, employees, or management and address issues in a timely manner.

• Troubleshoot and repair HVAC systems, including heating, ventilation, and air conditioning units.

• Maintain and repair building exteriors, including roofs, windows, doors, and siding.

• Perform preventive maintenance tasks to prolong the life of building systems and equipment.

• Coordinate with external contractors for specialized repairs or renovations as needed.

• Keep accurate records of maintenance activities, including work orders, inspections, and repairs.

• Ensure compliance with safety regulations and protocols when performing maintenance tasks.

• Assist with snow removal, landscaping, and other seasonal maintenance activities as required.

• Ability to maintain focus while working individually.

• Strong time management skills.

• Performs technical responsibilities.

• Contributes to the development and improvement of concepts, techniques and procedures.

• Coordinates own tasks with a specific range of responsibilities under established procedures.

• Skilled specialist.

• Participate in emergency response procedures and be available for on-call duties as necessary.

• Friday 6:00 a.m.

• 2:30 p.m.

Qualifications

• High school degree or GED preferred or equivalent combination of skills and experience.

• Proven maintenance experience.

• Ability to receive direct supervision.

• Skilled in the use of hand and power tools and ability to use common tools such as hammers, wrenches, etc.

• Ability to take apart machines, equipment, or devices to remove and replace defective parts,

• Eye for detail.

• Professional presentation and attitude.

• Role specific skills and experience required.

• Requires judgment or initiative in resolving issues and making recommendations.

• Proven experience in building maintenance, construction, or a related field.

• Strong knowledge of building systems, including HVAC, plumbing, electrical, and structural components.

• Proficiency in using hand and power tools to perform repairs and installations.

• Excellent problem-solving skills and the ability to work independently or as part of a team.

• Good communication skills with the ability to interact professionally with tenants, coworkers, and contractors.

• Physical stamina and dexterity to perform manual labor and work in various weather conditions.

• Knowledge of safety protocols and regulations related to building maintenance.

• Valid driver's license with a clean driving record.

• Maintenance: years of experience, 1-3 years preferred

• Comply with all company policies and procedures.

• All employees are accountable for safety and health and are empowered to stop work if an unsafe condition is present. Employees should immediately notify their supervisor so that the hazard may be corrected.

• RK Mechanical employees and subcontractors are required to implement and maintain all safety and health systems practices including the training requirements of RK Mechanical Orientation, shop specific orientation, CPR/First Aid/AED/Bloodborne Pathogens, Hazard Identification and Reporting, and OSHA 10.

Minimum Physical Requirements

• Work outside, inside, and in dusty, noisy and hazardous areas.

• Work in high places, tight places, confined spaces and/or other adverse locations.

• Climb, balance, squat, kneel and crouch.

• Work in all types of weather.

• Must have working knowledge of all trade materials and tools.

• Ability to lift, move, and/or carry 50lbs.
