BUILDING INSPECTOR :

Hiring Range:  $50,335 - $55,368

Full Range:  $50,335 - $76,207

In addition to the base salary, this full-time position is eligible for an annual performance bonus as well as a longevity bonus.

Description :

This classification is responsible for technical work of average difficulty while conducting building and zoning inspections. Duties and responsibilities include meeting with builders and contractors, inspecting a variety of construction work, providing guidance related to codes compliance to builders and contractors.  Under general supervision, reports to Building Official.

The following duties are normal for this position.  The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. While this is intended to be an accurate reflection of the current job, management reserves the right to revise the job. Other duties may be required and assigned.

  • Performs site inspections of construction work, buildings, drainage erosion control inspection, and related systems for compliance with approved plans and with applicable codes; approves construction work during progressive stages of construction through site visits and inspections of footing, framing, gas systems, plumbing systems, electrical systems, mechanical systems, and final inspections.

  • Coordinates inspection activities with owners, contractors, other inspectors, or other individuals.

  • Performs zoning inspections.

  • Completes records in a timely manner of all inspections done.

  • Provides information concerning requirements of building codes and construction standards; discusses problem areas with owners and contractors; responds to questions or complaints concerning building or construction code violations.

  • Issues certificate of occupancy when new construction is completed.

  • Maintains a comprehensive, current knowledge and awareness of laws/regulations pertaining to building codes and inspection activities, and of changes in municipal codes or ordinances; reads professional literature; maintains building inspection certification and/or other professional affiliations; attends classes, workshops, and training sessions as appropriate

  • Must be at least 18 years of age

  • Must possess a valid State-Issued Drivers License.

  • Must have a High School Diploma or GED supplemented by two (2) years of previous experience and/or training involving building inspections or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.

  • Must have certification from the State of Tennessee (Fire Prevention Division) as a Building Inspector, Mechanical Inspector, and Plumbing Inspector or the ability to obtain these certifications within one year of appointment.

  • Must be able to correctly wear appropriate personal protective equipment when required.

Equipment, Machinery, Tools, and Materials Utilization:  Requires the ability to operate, various office machines including a personal computer with Microsoft Office, multiline telephone, cell phone, copier, printer, and fax. Must be able to operate a vehicle.

Verbal Aptitude:  Requires the ability to utilize a wide variety of reference, descriptive, advisory, and/or design data and information in order to communicate verbally and in writing.

Language Skills: Requires the ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and/or boards of directors

Mathematical Aptitude:  Requires the ability to perform addition, subtraction, multiplication, and division; ability to calculate decimals and percentages; may include the ability to perform mathematical operations with fractions; may include the ability to compute ratio and proportion, wind load, BTU, and energy efficiency; may include the ability to calculate surface areas, volumes, weights, and measures.

Functional Reasoning:  Requires the ability to apply principles of construction and building techniques and code enforcement; to interpret instructions furnished in written, oral, diagrammatic, or schedule form; and to exercise independent judgment to adopt or modify methods and standards to meet variations in assigned objectives.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. ADA COMPLIANCE

Physical Ability: Tasks require the ability to exert moderate, though not constant physical effort, typically involving some combination of standing, walking, sitting, climbing and balancing, stooping, kneeling, crouching, and crawling, and which may involve some lifting, carrying, pushing and/or pulling of objects and materials of moderate weight (12-20 pounds). Working conditions are such that minor cuts, abrasions, bruises or burns may be encountered. May be required to enter confined spaces. Must be able to exit and enter the vehicle on regular basis.

Sensory Requirements: Some tasks require the ability to perceive and discriminate colors or shades of colors, sounds, depth, texture, visual cues or signals, and occasionally taste or smell.  Some tasks require the ability to communicate orally (speak and hear).

Environmental Factors: Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, wetness, humidity, rain, temperature extremes, as well as electric currents, traffic hazards, moving mechanical parts, vibration, working in high or precarious places, exposure to fumes or airborne particles, exposure to toxic or caustic chemicals and/or bright/dim light. May come in contact with animals such as rodents, snakes, and dogs. The work environment is loud (examples: metal can manufacturing department, large earth-moving equipment).
