POSITION SUMMARY:

Responsible for the maintenance and upkeep of all Dallas office buildings and associated facilities systems and devices.

Essential Duties and Responsibilities:

  • Monitor office building safety routines & programs

  • Preventative maintenance on operation equipment for ice makers, water filters, coffee brewers, refrigerators, freezers, water leaks etc.

  • Paint, Drywall Repairs, and/or patch work

  • Replace lights, small electrical repairs

  • Carpet repairs, door repairs, office/cubicle repairs

  • Replace locks/Keys for all work stations/private office

  • Updates and moving of any office/cubicle furniture

  • Assist with moving personal from cubicles and offices, also building to building

  • Receive and process work order request through our remedy system in a timely matter

  • Work night/after hours as needed for special projects. (HVAC Filters)

  • Call and dispatch proper contractors for required repair items

  • Direct, escort, and monitor contractors as repairs are in progress

  • Assist and participate in Emergency Response Team drills and evacuations with EHS

  • Check all fire extinguishers for compliance for all three buildings

  • Perform Back-Up of Mailroom and Security Stations when undermanned

  • Perform daily updates to the "Office Space" program which includes starting from initial personal onboarding information to final seating

  • Track/maintain prevent maintenance and repairs of pool vehicles

Requirements:

Education and/or Experience, Knowledge, Skills & Abilities:

To perform this job successfully, an individual must be able to perform each essential job duty satisfactorily. The requirements for this position are listed below:

  • A High School Diploma or equivalent

  • 0 -2 years of relevant work experience

  • Valid driver's license with demonstrated safe driving record

Preferred Qualifications:

  • 3-5 yrs. experience in building/facilities maintenance

  • Knowledge of electrical work

  • Provide general support to guests and vendors as needed

  • Proficient at Microsoft Office Suite

  • Occasional exposure to heat, cold, and other adverse weather conditions

  • Work may include confined spaces and may require heavy lifting in excess of 75 lbs with or without assistance

  • Work in and around industrial and construction settings, which may include hazardous products, processes, materials and chemicals, as well as extreme temperature conditions and loud machinery, and may require appropriate personal protective equipment (which may include, but may not be limited to, necessary respirators)

  • Work on and around equipment and facilities that require knowledge of and adherence to safe work procedures and practices

  • Subject to call-outs to respond to operational issues and emergencies after working hours, at night, and on weekends and holidays

  • Reliable attendance at work

  • Occasional overnight travel may be required

Facilities Maintenance Technician will be responsible for the day-to-day service and support to the assigned support area. Facilities Maintenance technician will ensure employee safety and protection of company assets while maintaining exceptional customer service to operations. Main Accountability * Prioritize assigned service calls to ensure all work is completed in a timely manner. * Acts as point of contact for emergency situations that affect the restaurants on a 24/7 basis. * Performs preventive maintenance service, emergency repair, and cosmetic repair on restaurant equipment and property; performs necessary modifications to equipment installations. * Repairs and maintains plumbing, electrical, and mechanical equipment within the restaurant; motors, pumps, conveyors, belts, fans, faucets, hoses, air conditioners, etc. * Performs regular inspections of all assigned restaurants and reports the condition of equipment and property, as well as maintenance status * Examines mechanical equipment to diagnose trouble. * Disassembles machines and repairs or replaces broken parts. * Cleans and lubricates parts and orders replacement parts. * Repairs and maintains appliances. * Inspects completed repairs. * Performs all work with adherence to safety procedures. * Requisitions new parts and equipment. * Interact with and monitor performance of outsourced vendors and contractors to ensure work is completed according to specifications. * May be asked to approve work orders, inventory purchases and outsourced invoices. * Maintains proper equipment parts inventory. * Log and maintain preventative maintenance program and monitor progress of open work orders. * Assists supervisor with recommendations regarding capital budget expenditures for equipment, building and property repair or replacement. * Perform other duties assigned.
