Building Engineer

  • South San Francisco, CA

Shift: Thursday

  • Monday, 8:00 AM - 4:30 PM, OT Eligible, Rotating On-Call

The Building Engineer will report to the Lead Engineer and work independently and with the existing team to provide 24/7 support of facility consisting of wet lab, office, warehouse and support spaces. The Building Engineer must have a strong focus on operating, maintaining, troubleshooting and repairing facility and lab equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, Plumbing, Central Utility Plant Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

Essential Functions:

  • Maintain, troubleshoot, and repair facility equipment at client's site in South San Francisco, CA

  • Monitor operation and maintain refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment such compressed air and vacuum equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required

  • Work with the CMMS, BAS, Work Order and Environmental Monitoring Systems to complete preventative, corrective and calibration work orders and client service requests to maintain operational efficiency, minimize equipment down time and business interruptions, and keep facility and building systems up to applicable standards

  • Coordinate, schedule and direct the performance of contracted maintenance work, as needed; ensure that work performed in client space is accomplished with a minimum of disruption and is followed by adequate clean-up

  • Collaborate with Building Engineer to determine frequency of repair and/or maintenance for all MEP systems based on OEM requirements and JLL best practices; assist in creating/updating SOPs and workplan templates

  • Support in the development of action plans and timelines to be fully compliant with the JLL Operational Compliance Program

  • Understand the engineering design and operational aspects of the MEP Systems and Components.  Must be able to immediately recognize system shortcomings and respond to operational and emergency situations

  • Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.

  • Provides training and support aimed at expanding the capabilities of the operations staff

  • Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the facility.

  • Record readings and make adjustments where necessary to ensure proper operation of equipment

  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace

  • Review monthly client service request summaries to pinpoint and correct recurrent operational problems

  • Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing

  • Prepare and submit purchase order requests

  • Verify the accuracy of deliveries for count, pricing, and description

  • Perform periodic checks of tool and instrument inventory

  • Monitor the quality and pricing of maintenance work performed by outside contractors

  • Lead and/or assist with event setup/teardown activities including electrical, audio visual, coordinating with security or other tasks as needed

  • Any and all other duties assigned

Requirements/Qualifications:

  • High school diploma, GED, or equivalent required

  • Completion of a vocational/trade program preferred

  • 5+ years of similar working experience

  • Universal Certification 608 for CFC's (or within 90 days of employment)

  • Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required

  • Experience working in a laboratory/clean room environment and familiarity maintaining, calibrating laboratory equipment preferred

  • Required to comply with Client and JLL company and HSE safety training requirements

  • Ability to read blueprints/floorplans and technical data sheets preferred

  • Working knowledge of computer applications including Outlook, Word, Excel and Power Point

  • Strong communication skills

  • The individual in this role must be available for rotating On-Call work.

  • Ability to stand, sit, and walk for extended periods of time

  • Ability to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time

  • Ability to lift up to 50 lbs

Estimated compensation for this position is:

116,480.00 - 128,128.00 USD per year

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
