Job Summary

Respond and attend to guest repair requests. Communicate with guests/customers to resolve maintenance issues with little to no supervision.

Perform preventive maintenance on tools and equipment, including cleaning and lubrication. Visually inspect tools, equipment, or machines. Carry equipment (e.g., tools, radio). Identify, locate, and operate all shut-off valves for equipment.

Maintain maintenance inventory and requisition parts and supplies as needed. Assure each days activities and problems that occur are communicated to the other shifts using approved communication programs and standards. Display advanced ability to read standard blue prints and electrical schematics concerning plumbing and HVAC.

Display above average engineering operations skills and strong general mechanical ability. Display proficiency in at least three of the following categories, above average skills in three more of the following categories and basic skills in the remaining categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, and/or general building management. Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.

Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes - with little or no supervision. Troubleshoot and perform repairs on all types of equipment (e.g., pump and motor replacement), plumbing (e.g., plunge toilets and unclog drains), electrical equipment including lamps, air conditioners, HVAC equipment, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and program TV's. Use the Lockout/Tagout system before performing any maintenance work.

Display advanced knowledge of all engineering computer programs related to preventative maintenance, energy management, and other systems, including devices that interact with such programs. Perform advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems. Display the ability to train and mentor other engineers as necessary. Display ability to perform Engineer on Duty responsibilities, including readings and rounds.

Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials. Ensure uniform and personal appearances are clean and professional, maintain confidentiality of proprietary information, and protect company assets.

Welcome and acknowledge all guests according to company standards, anticipate and address guests service needs, assist individuals with disabilities, and thank guests with genuine appreciation. Adhere to quality expectations and standards. Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other employees.

A Building Operating Engineer operates, monitors, and performs maintenance on high pressure gas or oil fired boilers, gas or steam turbines, energy recovery boilers and heat exchangers, other heating systems, and their auxiliaries in supplying steam or high temperature hot water for space heating and similar purposes; operates, monitors, and performs maintenance on large tonnage capacity chillers used for air-conditioning, including all auxiliary related equipment such as condensers, cooling towers, pumps, and air compressors; performs water treatment tests and analysis; monitors and maintains other building service equipment; operates and programs computer based building automation systems, trouble-shoot program control sequence of operation, operates and maintains various types of refrigeration and air conditioning air handling units, operates and monitors computer based lighting control systems; responds and investigates building tenant service requests; tests and monitors fire life and safety alarm systems; maintains the building operability while optimizing equipment performance for efficient energy management and energy reduction. REQUIREMENT(S)/MINIMUM QUALIFICATION(S) A valid unlimited Steam Engineer's license issued by the Department of Building and Safety of the City of Los Angeles is required at the time of filing. In the on-line multiple-choice test, the following competencies may be evaluated: mechanical aptitude, electrical understanding; and job knowledge including knowledge of: operating principles and construction of oil and gas fired boilers and related auxiliary equipment sufficient to understand their basic and safe operation including start up and shut down; methods and practices used in cleaning and maintaining oil, gas fired, and waste-heat boilers, and related auxiliary equipment sufficient to maintain their continued operation, prevent breakdowns, and pass safety inspections; principles and practices of air conditioning plant, cooling tower, and air handling unit operation and maintenance such as manual, mechanical, and chemical methods for tub cleaning, and the detection of failing bearing and fan belts sufficient to ensure their continuous operation; operating principles of compressed air system service and control sufficient to operate, maintain, and repair as necessary; water treatment process; electricity principles; safe working procedures contained in department, city, and state regulations sufficient to work safely in compliance with regulations; arithmetic (addition, subtraction, multiplication, and division) sufficient to make calculations of fuel use, power, water consumption, and BTUs; hazards and safety precautions involved in high pressure boiler operation; fire alarm systems, fire pumps, and emergency generator operation sufficient to run the equipment when necessary; operation of computer based building control systems sufficient to perform troubleshooting; problems involve in building operations; basic computer operating systems and Microsoft Office applications utilized on the job; the ability to: monitor equipment in a way which distinguishes normal from abnormal operations using signs such as equipment readings, vibration, sound, temperature, and leaks in to detect problems at an early stage; read and interpret information from on-line computer print-outs such as alarm signals, equipment malfunctions, temperature readouts, and other system data to diagnose and properly respond to potential problems; read and interpret instrument readings from boilers, air conditioning equipment, pumps, compressors, and related equipment to diagnose problems and take appropriate, timely action; read and understand manufacturers' manuals and brochures of instructions used in the repair of operation of equipment; read schematic diagrams and drawings of equipment to use them when necessary to maintain or repair equipment; interpret trouble calls and make appropriate corrective decisions; analyze indications of building system problems and anticipate malfunctions to determine preventive action; keep operating and maintenance reports, prepare rough specifications for tools, materials, and supplies; and other necessary knowledge, skills, and abilities. The multiple-choice test will be proctored and administered on-line during a single session. Candidates invited to participate in the on-line multiple-choice test will be able to take the test from any location using a computer with a webcam and a reliable internet connection. Candidates will receive an e-mail from the City of Los Angeles outlining the dates and specific steps on how to take the multiple-choice test on-line. It is anticipated that the remote proctored multiple-choice test will be administered between TUESDAY, JANUARY 22, 2019 and TUESDAY, JANUARY 29, 2019. Candidates who do not complete and submit the remote proctored multiple-choice test on-line using a computer by the specified date and time will not be considered further in this examination. Passing Score for Qualifying Written Test The passing score for the qualifying written test will be determined by Personnel Department staff after the qualifying multiple-choice test is administered. Consideration will be given to the number of candidates taking the test and the existing and anticipated number of vacancies, such that there are a sufficient number of eligibles on the list to satisfy current and future vacancies for the next two years. Therefore, the passing score for the qualifying multiple-choice test may be set either above or below 70%.
