Job Summary and Responsibilities/Duties

Monitors and provides preventative maintenance, testing, and corrective action on mechanical and building systems for the College. Operates and maintains stationary engines and mechanical equipment, such as steam engines, air compressors, generators, motors, turbines and steam boilers to provide utilities, such as light, heat, cooling, or power for the College, and related control systems for the building and campus environment. Supports building systems and HVAC.

Essential Duties:

  • Monitors operation of boilers, feed water systems and indicators, and adjusts or repairs as needed.

  • Maintains quality control of boiler water, closed circuit water systems and cooling tower water, and other water systems, including testing and adjusting chemicals as needed.

  • Leads the planning and implementation of small to medium sized projects. Facilitates the definition of plan scope and deliverables and solicits contractor quotes. Coordinates with and acts as the liaison to internal staff and external contractors.

  • Performs daily equipment safety and performance inspections, and makes necessary adjustments to maintain safe and efficient operation. Schedules and performs preventive and corrective maintenance on emergency generators, exhaust hoods, fans, pumps, motors, motor controls, rooftop units, and other equipment as scheduled. Connects and disconnects electrical wiring as needed. Coordinates with vendors and contractors in the repair or maintenance. Maintains records of preventative and corrective maintenance, and keeps inventory of spare and critical parts.

  • Operates chillers, monitors operational parameters, records and interprets readings to determine operating conditions, and takes appropriate corrective action.

  • Inspects, adjusts, and replaces filters and systems for ventilation.

  • Carries out tests on building systems for proper operation.

  • Provides timely updates to work orders and requests for service.

  • Maintains pneumatic control systems, VAV boxes, thermostats, and associated heating and cooling equipment.

  • Monitors and adjusts climate control systems using computerized energy management systems. Responds to hot/cold calls, and inspects air quality and actual temperatures.

  • Repairs building operating system plumbing and performs alterations and installation of fixtures, including steel, cast iron, glass, plastic, and acid proof plastic.

  • Maintains hot water tanks and other pressure vessels throughout the campus, including air compressors and air dryers, and ensures current permits are in place.

  • Maintains cleanliness of boiler room, fan rooms, mechanical rooms, and other central utilities areas.

  • Monitors and maintains fire system, fire hood, and sprinkler system maintenance and repair programs. Coordinates the inspection and testing of systems.

  • Ensures that building systems are designed and operated within code and engineering specifications. Supports and promotes options for energy efficiency and efficient operations of systems

  • Monitors and maintains elevator and lift system maintenance and repair.

  • Monitors, maintains, and performs basic repairs on lighting and electrical.

  • Communicates with and monitors staff, vendors, and contractors supporting repairs, maintenance, testing, and installation to assigned campus equipment. Supports system discussions with IT on cabling and telecom.

  • Calculates chemical dosages, turnover rates, and flow rates to ensure safety for patrons. Administers pool chemicals for proper sanitation and water balance.

  • Stays abreast of emerging technologies and code requirements.

  • Maintains exterior utilities, such as fountain pumps and lift stations.

Additional Duties:

  • May assist in emergency repairs during school closures, after hours, and be on call.

  • Follows all department policies and procedures related to uniforms, radio presence, key control, essential personnel, operational processes, and other related policies.

  • Performs all other related duties as assigned.

Minimum and Desired Qualifications

Education: High school diploma or GED certificate

Experience/Training:

  • Minimum (5) years of experience in facilities maintenance and repair in a commercial or industrial setting, including support to heating or cooling systems.

  • Basic skills in Microsoft Outlook and Excel

  • Experience with computerized maintenance management systems (CMMS)

  • Current, valid driver's license and the ability to be insured by the College insurance carrier, including at least three (3) years of driving history.

Equivalent combinations of education and experience may be considered.

Preferred Qualifications:

  • Military and/or Civil Service background with exposure to HVAC & water systems

  • Experience with Metasys and Allerton control systems

  • Oregon Limited Maintenance Electrician license

  • CFC removal / refrigerants certification

  • Graduate or certification from building engineering, maintenance or trade program

Additional Requirements:

Must possess or obtain within 60 days of starting work (depending upon availability of class):

  • Blood Borne Pathogen Training

  • CPR / First Aid

  • Small scale asbestos worker certification

  • Emergency and Safety Procedures Training

  • Gas Dispensing Training

  • HAZMAT Awareness Level Training

  • MHCC Defensive Driving Course

Must possess or obtain within 180 days of starting work (depending upon availability of class):

  • CFC removal/refrigerants certification and hands on training

  • Building Operator Certification, unless equivalent training is demonstrated

  • Certified Pool Operator (CPO) certification

  • Ability to create and maintain a respectful work environment with the facilities staff, College staff, students and the public.

  • Knowledge and detailed understanding of building equipment fundamentals and operations

  • Troubleshooting and problem-solving skills

  • Ability to communicate clearly and professionally, both orally and in writing

  • Knowledge and understanding of engineering blueprints and drawings

  • Ability to file and enter data

  • Ability to use a computer and related software

Working Conditions and Important Information

Working Conditions:

Frequent exposure to hazardous materials, weather, or potentially dangerous situations. Must be able to lift up to 50 lbs. on a regular basis, occasionally above shoulder height.

Salary:

Initial salary placement will be based on years of relevant full-time equivalent experience at the sole discretion of the College, per the guidelines in the applicable Handbook or Collective Bargaining Agreement. Hired employees will not have an opportunity to update past experience or appeal initial placement after the time of hire.
