THE POSITION

The Building Engineer will ensure that all building maintenance repair requirements are met. The Building Engineer reports to the Building Engineer Manager and will maintain all aspects of the Guthrie Theater from structure to heating and cooling to electrical infrastructure ventilation, wall outlets, and light fixtures. As the theater operates daily and is focused on patron and program needs, a flexible schedule is required. This position is full-time, non-exempt and benefits eligible. Compensation for this position is $30 per hour plus benefits. The typical schedule for this role will be mostly daytime hours with an occasional need to extend hours into the evening. The weekly schedule will include one weekend day. This role also requires weekend and overnight availability to be a part of an on-call rotation for after-hours building emergencies.

PRIMARY DUTIES AND RESPONSIBILITIES

1.Building Maintenance

  • Maintain the Guthrie property to ensure the building is functioning properly.

  • Maintain boilers, chillers, cooling towers and all other equipment related to HVAC throughout the building.

  • Assist the Building Engineer Manager with managing space temperatures. Respond to internal climate control requests.

  • Maintain HVAC units including filter, and belt replacements, as directed.

  • Assist the Building Engineer Manger with the building automation system.

  • Perform daily water chemical treatment testing.

  • Proactively monitor light bulbs in the building and maintain lightbulb inventory.

  • Perform routine inspections and evaluations of facility condition and ensure efficient practices.

  • Maintain exterior thoroughfares for safe passage by removing snow, salting paths as needed or other grounds work as required.

  • Provide support for landscape work as requested.

  • Touch up painting and patch dry wall as needed.

  • Ability to respond to after-hours building emergencies as part of an on-call rotation.

2.Operations

  • Maintain a Preventive Maintenance Schedule to perform regular checkups so as to avoid breakdown and disrepair. Contribute to and maintain appropriate building records and logs as required.

  • Complete assigned maintenance work orders. Maintain log of orders completed.

  • Assist the Guest Services and Audience Service departments by using Facilities Department best practices to maintain patron comfort and safety.

  • Assist in safety and security management to ensure safe and secure conditions. Check vacant spaces regularly.

  • Maintain fire codes and fire extinguishers and assist with testing of equipment.

  • Repair mechanical equipment as directed.

  • Maintain keys to all spaces, keeping all keys marked and organized.

  • Monitor utility usage and be responsible for building energy management (including but not limited to) time clocks and preventive maintenance.

ESSENTIAL KNOWLEDGE AND QUALIFICATIONS

  • Prior experience providing building maintenance at a large complex facility. Formal, informal and cross-disciplinary experiences will be considered.

  • Class C Boiler License or the ability to obtain one within 6 months of hire is required.

  • Willingness and dexterity to approach and resolve mechanical related issues.

  • Can lift, squat, kneel, reach, and be on your feet for the entirety of your shift.

  • Prior experience communicating effectively and maintaining a positive attitude with staff, guests and volunteers.

  • Can work independently and quickly redirect efforts to new tasks when job reassignments occur.

  • Demonstrated experience and knowledge of plumbing repair preferred.

  • Must be willing and able to work flexible hours/days reflective of the dynamic schedule of a theater.
