Job Description Summary
This position is expected to be primarily responsible for the day-to-day maintenance, repair and efficient operation of all tenant specific building systems and business critical equipment. The Building Engineer will be expected to coordinate and complete all tenant specific requests for work, assign priorities, delegate to appropriate vendor, if required, and follow-up on completion. In particular the Building Engineer will be expected to perform routine general maintenance and repairs to all HVAC, UPS, generators, boiler, heating, refrigeration, water and energy systems to ensure the effective operation of the facility. Experience with facility projects including soliciting vendor quotations, bid analysis/leveling and also providing project summary to management would be an asset. This position is client/tenant facing so skills such as good communication, problem resolution and customer service in an office environment are required.
Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety.
Operation, maintenance and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances and lines used in the system.
Operation, maintenance and repairs of air compressors, together with distribution lines and all valves and devices for air control.
Operation, maintenance and repair of water filters, softeners, piping and pumps used in conjunction with water distribution for kitchenettes and lunchrooms.
Operation, maintenance and repair of all types of electrical motors and engines used to power pumps, compressors and fans.
Operation, maintenance and repair of building automation systems for HVAC includes consoles, data gathering panels, remote sensors and indicating devices.
Maintenance of equipment in break rooms, cafeteria, fitness center and general office areas.
Completion of tenant work order requests and preventative maintenance adhering to Service Level Agreements.
General Responsibilities may include but not limited to:
Minor furniture, office equipment, doors/locks and flooring repairs
Meeting room set-ups
Closing facility service work requests and preventative maintenance requests
5+ years of building operations experience in a fast-paced customer facing facility
Computer skills - Microsoft Office (Outlook, Excel, Word)
Experience using work order systems
Building Environmental Systems (BES) I & II or equivalent
