Job Description Summary

This position is expected to be primarily responsible for the day-to-day maintenance, repair and efficient operation of all tenant specific building systems and business critical equipment. The Building Engineer will be expected to coordinate and complete all tenant specific requests for work, assign priorities, delegate to appropriate vendor, if required, and follow-up on completion. In particular the Building Engineer will be expected to perform routine general maintenance and repairs to all HVAC, UPS, generators, boiler, heating, refrigeration, water and energy systems to ensure the effective operation of the facility. Experience with facility projects including soliciting vendor quotations, bid analysis/leveling and also providing project summary to management would be an asset. This position is client/tenant facing so skills such as good communication, problem resolution and customer service in an office environment are required.

Job Description

PRINCIPAL RESPONSIBILITIES:

  • Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety.

  • Operation, maintenance and repair of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances and lines used in the system.

  • Operation, maintenance and repairs of air compressors, together with distribution lines and all valves and devices for air control.

  • Operation, maintenance and repair of water filters, softeners, piping and pumps used in conjunction with water distribution for kitchenettes and lunchrooms.

  • Operation, maintenance and repair of all types of electrical motors and engines used to power pumps, compressors and fans.

  • Operation, maintenance and repair of building automation systems for HVAC includes consoles, data gathering panels, remote sensors and indicating devices.

  • Maintenance of equipment in break rooms, cafeteria, fitness center and general office areas.

  • Completion of tenant work order requests and preventative maintenance adhering to Service Level Agreements.

  • General Responsibilities may include but not limited to:

  • Minor furniture, office equipment, doors/locks and flooring repairs

  • Meeting room set-ups

  • Documentation management

  • Closing facility service work requests and preventative maintenance requests

REQUIRED SKILLS:

  • 5+ years of building operations experience in a fast-paced customer facing facility

  • Computer skills - Microsoft Office (Outlook, Excel, Word)

  • Experience using work order systems

  • Building Environmental Systems (BES) I & II or equivalent

Participate with other development staff, operations staff and IT staff, as appropriate, in overall system and integrated testing on small to medium scope efforts or on specific phases of larger projects. Prepare test data and executes detailed test plans. Administer any required debugging. Evaluate and understand complex interrelationships and effects among programs and interfacing applications. Utilize available resources to develop clear and complete technical and functional specifications for small to medium scope efforts. Review documentation prepared by more junior development staff. Update systems documentation. Prepare charts, tables and diagrams to assist in analyzing problems. May assist in the supervision and preparation of logic flowcharts. Prepare assessments and task plans to include required tasks, estimated time frames and effort for assignments. Recommend new technology, policies or processes to benefit the organization and improve deficiencies. Provide consultation services to clients, technicians and Bank departments on basic to intricate functions of supported applications, including the review of system capabilities, operational procedures, forms, marketing materials or cost analysis. Complete other related duties as required, which may include participating in due diligence, cost/benefit analysis, vendor analysis or business study activities. Follow and promote the use of development standards and procedures. Maintain very good working knowledge of the supporting application(s), development environments and the supported client environment. Understand and adhere to the Company's risk and regulatory standards, policies and controls in accordance with the Company's Risk Appetite. Identify risk-related issues needing escalation to management. Promote an environment that supports diversity and reflects the M&T Bank brand. Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable. Complete other related duties as assigned.
