Looking for a Building Enclosure/Project Manager for Houston.

Building Enclosure Project Manager I holds overall responsibility for assigned building enclosure projects of low to medium scope complexity. Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, managing project financials, and serving as the primary contact between the SSR project team and the client. The Project Manager I manages multiple projects including new construction commissioning as well as existing building investigations and consulting, and is responsible for the results of assigned projects (Total Project Success). Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, managing project financials, and serving as the primary contact between the SSR project team and the client.

Key Responsibilities:

  • Completes the project scope and requirements with the client and other stakeholders and communicates project scope and requirements to the project team

  • Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects

  • Performs condition surveys and failure investigations of existing buildings related to building enclosure air and moisture leakage

  • Designs repairs to correct the root cause of investigated enclosure issues

  • Coordinates and directs or performs enclosure testing

  • Oversees the profitability of the project by negotiating fees and contracts as may be appropriate, participating in the budgeting process, and ensuring that invoices are accurate and delivered in a timely manner

  • Identifies, negotiates, and administers fees for additional services

  • Schedules work, communicates schedule information to the project team, and monitors manpower requirements

  • Facilitates communication between the client and the project team; documents important issues

  • Coordinates activities of the project team and contractors during the design and construction phases

  • Performs project job site visits to investigate field conditions, monitor progress, and ensure conformance to design specifications, owner expectations, and building codes during construction

  • Coordinates with other disciplines to determine equipment needs, implement operating procedures, and provide technical information

  • Monitors accounts receivables on projects and initiates corrective action as needed

  • Prepares the final report that documents commissioning activities

  • Supervises the job close out process to ensure documentation, lessons learned, and filings are complete

  • May participate in planning and budgeting processes, which includes preparing monthly billing projections and budget metrics as required by management

  • May assist management in the training and mentoring of less experienced colleagues

An ideal candidate will possess the following requirements:

  • Bachelor's degree in Engineering, Architecture, or related field

  • Five years related project experience

  • Professional Engineer or Registered Architect preferred

  • Thorough knowledge of Microsoft Office Suite (i.e., Word, Excel, PowerPoint, and Outlook) software

  • Knowledge of project approach and systems design

  • Knowledge of building enclosure systems (roofing, glazing, wall systems, and below grade waterproofing)

  • Knowledge of building codes and regulations

  • General knowledge of accounting and how to create and maintain budgets

  • Comprehension - ability to understand information, ideas, and direction presented in writing and/or verbally communicated

  • Written Communication Skills - ability to clearly deliver a message through written words using correct grammar, spelling, and punctuation

  • Speech Clarity - ability to speak clearly and in a common language so that others can understand you

  • Detail-Oriented - ability to achieve accuracy and thoroughness when accomplishing a task; pays attention to details and is able to understand the cause of a certain outcome

  • Judgement and Decision-Making Skills - ability to make reasoned judgments that are logical and well thought out; constructively questioning and analyzing information in order to make the best conclusion

The position will oversee daily operations and property management of facilities and the tenants of several multi-story commercial office buildings. The successful candidate will have a proven track record of managing large facilities and proven to have an excellent response time with knowledge of general maintenance. Candidate must be able to self-manage and work with outside contractors. Duties and Responsibilities include: * Oversee all building maintenance while providing direction and leadership to the maintenance, housekeeping and security staff * Oversee renovations, build outs, and property upgrades * Ensure compliance with property management policies, procedures, codes and government directives * Negotiate and manage conformity with vendor contracts * Work with contracts and vendors * Demonstrate ability to relate to internal/external customer in a professional and courteous manner * Initiate, contract, and administer all necessary services to maintain and enhance the value, operating efficiency, and physical appearance on all properties * Develop a comprehensive annual inspection process for properties and budgeting goals * Maintain interface with third party owners, ensuring total contract compliance inclusive of preparation of accurate and timely reporting * Able to professionally show property to internal and external clients * Share regularly scheduled on call telephone responsibilities for evening, weekend and holiday coverage Requirements: * At least 5 years' experience managing commercial buildings (high rise, office towers) * Strong customer service skills * Intermediate to advanced Microsoft office, Excel, Outlook and Quick Books proficiencies * Ability to maintain and keep highly confidential information * Must have the ability to make sound business judgments, handle multiple contractual activities with a short turn-around time, and work independently as well as part of a team * Excellent oral and written communication skills * BOMA Certification (Preferred) Candidate must require no sponsorship now or at any time in the future.
