Looking for a Building Enclosure/Project Manager for Chicago.

BECx Project Manager I holds overall responsibility for assigned building enclosure projects of low to medium scope complexity. Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, managing project financials, and serving as the primary contact between the SSR project team and the client. The BECx Project Manager I manages multiple projects including new construction commissioning as well as existing building investigations and consulting, and is responsible for the results of assigned projects (Total Project Success). Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, managing project financials, and serving as the primary contact between the SSR project team and the client. The BECx Project Manager I manages multiple projects including new construction commissioning as well as existing building investigations and consulting, and is responsible for the results of assigned projects (Total Project Success).

Key Responsibilities:

  • Completes the project scope and requirements with the client and other stakeholders and communicates project scope and requirements to the project team

  • Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects

  • Performs condition surveys and failure investigations of existing buildings related to building enclosure air and moisture leakage

  • Designs repairs to correct the root cause of investigated enclosure issues

  • Coordinates and directs or performs enclosure testing

  • Oversees the profitability of the project by negotiating fees and contracts as may be appropriate, participating in the budgeting process, and ensuring that invoices are accurate and delivered in a timely manner

  • Identifies, negotiates, and administers fees for additional services

  • Schedules work, communicates schedule information to the project team, and monitors manpower requirements

  • Facilitates communication between the client and the project team; documents important issues

  • Coordinates activities of the project team and contractors during the design and construction phases

  • Performs project job site visits to investigate field conditions, monitor progress, and ensure conformance to design specifications, owner expectations, and building codes during construction

  • Coordinates with other disciplines to determine equipment needs, implement operating procedures, and provide technical information

  • Monitors accounts receivables on projects and initiates corrective action as needed

  • Prepares the final report that documents all BECx activities

  • Supervises the job close out process to ensure documentation, lessons learned, and filings are complete

  • May participate in planning and budgeting processes, which includes preparing monthly billing projections and budget metrics as required by management

  • May assist management in the training and mentoring of less experienced colleagues within the BECx group

An ideal candidate will possess the following requirements:

  • Bachelor's degree in Engineering, Architecture, or related field

  • Five years related project experience

  • Professional Engineer or Registered Architect preferred

  • Thorough knowledge of Microsoft Office Suite (i.e., Word, Excel, PowerPoint, and Outlook) software

  • Knowledge of project approach and systems design

  • Knowledge of building enclosure systems (roofing, below grade waterproofing, or vertical wall systems)

  • Knowledge of building codes and regulations

  • General knowledge of accounting and how to create and maintain budgets

  • Comprehension - ability to understand information, ideas, and direction presented in writing and/or verbally communicated

  • Written Communication Skills - ability to clearly deliver a message through written words using correct grammar, spelling, and punctuation

  • Speech Clarity - ability to speak clearly and in a common language so that others can understand you

  • Detail-Oriented - ability to achieve accuracy and thoroughness when accomplishing a task; pays attention to details and is able to understand the cause of a certain outcome

  • Judgement and Decision-Making Skills - ability to make reasoned judgments that are logical and well thought out; constructively questioning and analyzing information in order to make the best conclusion

Our team is looking to add a position in support of a multi-billion-dollar airport capital Redevelopment Program. The redevelopment will occur in the middle of an active airport. The existing terminal and concourses will remain operational while the new facility is built in place in a phased approach. This position allows for the opportunity to be a major contributor to the growth of one of the busiest airports in the world as part of the program management team. The position will report directly to Construction Manager. This position requires the individual to be based at the airport with the program management team. The position will be as part of a joint venture team and the selected candidate will be hired by one of the JV partners. Building Permit Coordinator responsibilities will include, but not be limited to the following: * Must have previous similar permitting experience within the past 5 years, specifically with the City of Chicago Department of Buildings, on projects of significant size and scope in the following areas: Low, medium and high-rise building projects | Commercial developments |Warehouse facilities | Interior build outs | Road construction | Bridge construction | Utility construction Must have some familiarity with the of City of Chicago Building Code. * Build a working relationship with team members, client staff, architects, engineers, contractors, utility agencies and the City of Chicago Department of Buildings personnel. * Meet with project teams and identify the types of permits required by the City of Chicago Department of Buildings; determine schedule milestones required to meet the project objectives. * Meet with the Department of Buildings, along with appropriate team members on the front end of project designs to develop to gain consensus on permits required for each project. * Develop and maintain a project specific tracking log for all project permits; pro-actively distribute frequent updates to established groups. * Establish clear lines of responsibility within the project teams for the permitting process. * Meet with the Department of Buildings on a monthly basis to review and update the list of building permit submittals, including prioritization of permits required. * Track all permit application review comments; coordinate with project teams, contractors, expeditors and designers to understand, reconcile and ensure timely resubmissions. * Communicate the status of various permitting issues, comments and updates to all project team members on a regular basis. * Form and lead internal permit task force teams for particularly challenging permit issues. * Perform cursory reviews of building permit applications for organization and completeness prior to submissions, depending on the ultimate permit responsibility assignments. * Perform other permitting activity as may be necessary. Depending on the permit workload responsibilities, the individual will also be assigned as an Assistant Construction Manager.
