Building Custodian -- Corn Palace

This position is responsible for the custodial care of Corn Palace facilities and other buildings as assigned, working with a team of Building Custodians and Building Maintenance Technicians.

MAJOR DUTIES

• Assists with set-up for events; constructs and removes sets; reconfigures event spaces; sets up score boards.

• Operates a variety of hand and power tools.

• Inspects center buildings and facilities for repair and maintenance needs; identifies leaks and other immediate repair needs and informs supervisor.

• Performs custodial maintenance duties; cleans and disinfects restrooms; cleans floors; empties trash receptacles; cleans and sanitizes concession areas.

• Mixes cleaning chemicals, paints, and other materials.

• Performs painting and drywall repair.

• Sands, strips, and waxes floors.

• Cleans roofs.

• Assists with snow removal operations.

• Performs laundry duties; washes mop heads, towels, and other items; orders laundry supplies.

• Works varying shift as needed, including days, nights, weekends, and/or split shifts.

• Cleans and fuels assigned vehicles, including law enforcement vehicles.

• Assists with building maintenance and repair as needed.

• Performs related duties.

KNOWLEDGE REQUIRED BY THE POSITION

• Knowledge of city safety policies and procedures.

• Knowledge of the use of various cleaning chemicals.

• Knowledge of laundry equipment and chemicals.

• Knowledge of building maintenance principles.

• Skill in following instructions.

• Skill in the use of hand and power tools.

• Skill in prioritizing work.

SUPERVISORY CONTROLS

The Maintenance Supervisor assigns work in terms of somewhat general instructions. The supervisor spot-checks completed work for compliance with instructions and established procedures, accuracy, and the nature and propriety of the final results.

GUIDELINES

Guidelines include supervisory instructions and city and department policies and procedures. These guidelines are generally clear and specific, but may require some interpretation in application.

COMPLEXITY/SCOPE OF WORK

• The work consists of related custodial duties. The variety of tasks to be performed contributes to the complexity of the position.

• The purpose of this position is to participate in the maintenance of Corn Palace facilities. Successful performance contributes to the provision of clean and safe facilities.

• Contacts are typically with coworkers, other city employees, and the general public.

• Contacts are typically to give or exchange information or to provide services.

PHYSICAL DEMANDS/ WORK ENVIRONMENT

• The work is typically performed while standing, walking, bending, crouching or stooping. The employee frequently lifts light and heavy objects.

• The work is typically performed in city buildings. The employee is exposed to dust, dirt and irritating chemicals. The work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY

None.

MINIMUM QUALIFICATIONS

• Ability to read, write and perform basic mathematical calculations.

• Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
