GPS has adopted a Managed Performance Empowerment (MPE) Theory of Action - an innovative structure which promotes site-based empowerment, accountability and organizational excellence.Become a part of our dynamic team as our A rated district continues to lead the state in educational excellence.Building Coordinator Maintenance ResponsibilityElementary SchoolsGeneral Items * Leadership Responsibilities * Develop contingency/delegation plan for absent or lost staff (including Building Coordinator)* Create site cleaning and training standards (Foreman should oversee training of new hires)* Allow 30 minutes of crossover time to coordinate and communicate with night staff * Keep open and ongoing communication with Administration regarding site needs * Fill in with custodial duties when needed * Daily Inspections * Walk interior and exterior of campus to identify possible safety concerns or hazards * Verify all access points have been secured according to daily site operation * Inspect assigned custodial areas and all restrooms for proper upkeepHVAC* Troubleshooting room temperatures * Check temperatures with thermometer * Check air filter condition and change all filters quarterly (winter, spring, summer, and fall break) some may need to be changed more often as needed. * Air Handlers * Know how to isolate water to air handlers * Condensate Pan Overflowing * Check for debris covering drain hole and at sink P-trap * Clean drain through drain vent at trap by air handler unit using wet vac * Mechanical Yard * Clean up trash and debris * Keep plant clear of safety hazards and do not use as a storage * Check to see if cooling towers are overflowing * Know how to isolate water to towers (refer to site specific procedures)* Report any unusual noises coming from mechanical roomElectrical * Switches and Receptacles * Reset GFI's push reset button on outlet * Repair/replace electrical covers and plates * Tighten outlet screws if loose (wall, floor, ceiling)* Check outlets for power use plug-in GFI tester * Check and reset breakers be sure to flip breaker to off position before resetting * Replace cord caps * Replace switches and outlets be sure breaker is turned off at panel and use proper lockout tagout procedure before replacing * Lighting * Check and reset time clocks accordingly (exterior)* Replace lamps (interior and exterior)* Replace diffusers and tombstones * Replace ballasts (interior and exterior) be sure light switch is off and use proper lockout tagout procedure before replacing. If this is a security or emergency light District technicians will do the replacement * Emergency and exit lighting * Check to see if lights are working properly push test button on fixtures * Replace batteries if unit does not workCommunications * Basic Operation of Systems * Broadcast systems * Public address systems * Security alarm systems * Fire alarm system * Service and maintain smoke devices annually * Reset clocksPlumbing * Sinks and Faucets * Replace, repair, or rebuild aerators (faucets and hand wash)* Replace stems (turn off water)* Replace P-traps * Clear stoppages with plunger or closet auger * Caulk around sinks * Replace water supply lines to fixtures as needed * Toilets and Urinals * Replace and rebuild flush valves (turn off water)* Replace toilet seats * Clear stoppages with closet auger on toilets * Can Wash/Mop Sinks and Art Room Interceptors * Clean strainers (be sure to put them back in place replace strainers that are missing * Use wet/dry vacuum to remove debris from interceptors (semi-annually)* Water Shut Off Locations * Know where the main shut off is located for your campus (refer to site specific map)* Flush out debris * Oil circulation pump on hot water lines every quarter * Water Heaters * Know how to shut off electricity when isolating water * Drinking fountains * Clean drinking fountain P traps and sand traps * Adjust bubblers for proper use * Clean coil on cooled drinking fountains quarterlyPainting * Minor Wall Repair * Repair nail and staple holes * Texture (spray texture in a can)* Paint * Repair corners and repaint * Install corner guards * Interior * Sand and paint doors and door frames * Touch up paint on walls * Sand off graffiti on restroom partitions (repaint metal partitions)* Exterior * Sand and paint doors and door frames * Repaint door swings (concrete)General Maintenance * Roof Maintenance and Repair * Remove trash and debris from roof * Clean drain areas * Check roofs after each rain (use a broom to sweep standing water towards drains)* Identify roof leaks (report to Operations Department)* Window/Glass Replacement * Secure broken window using 2 pieces of plywood (long bolt, washers, and nut needed)* Measure and install glass (2' x 2' or less)* Countertop and Cabinet Repair * Repair loose laminate * Adjust hinges on sagging doors * Replace drawer guides * Check any cabinets that are sagging (if overloaded, notify the principal)* Replace cabinet locks * Floor Care Equipment Maintenance * Rinse out clean and dirty water reservoirs after each use * Clean filters after each use * Clean spray nozzles by running vinegar through the clean water tank weekly * Preventive Maintenance * Complete District Inspection (playground equipment)* Miscellaneous Tasks * Install wall mounted door stops * Assist with installing floor mounted door stops * Repair and replace cove base * Install whiteboards * Repair vinyl wallpaperCustodial * Safety Responsibilities * Right to Know * Know how to read and understand "Material Safety Data Sheets" * Keep "Material Safety Data Sheets updated and in the proper binder *
  • Chemical safety * Know the products you are working with and how they are to be used * Know how to properly mix products (use the recommended amount)* Make sure all bottles or containers are properly labeled *
  • Proper lifting procedure * When lifting objects, be sure to lift with your legs and keep your back as straight as possible * Do not lift heavy objects without assistance * Floor Care * Carpet Cleaning * Spot treat badly soiled areas * Clean up spills immediately (instruct staff to pour water on spills)* Use neutral cleaners * Properly clean equipment after every use *
  • Stripping and waxing of the tile floors * Know the proper chemicals to apply and how much to use * Know how to use the equipment properly * Use a high speed buffer on a regular basis (every 2 weeks)* Properly clean equipment after every use * Summer Cleaning * Schedule majority of project cleaning during summer months * Reporting of Maintenance Problems * Phone in "Emergencies" (fire, smoke, flooding, and cooling problems to the entire site) in addition to submitting a work order on TMA. * Troubleshoot problems according to the "Building Coordinator's Maintenance Responsibilities" handbook (if problem cannot be resolved, submit work order * Work orders * Submit work orders on TMA* Do not assign work orders to the technicians * Do not contact operations technicians directly. * Custodial Equipment * Know the proper use for each piece of equipment * Clean equipment after each use (water tanks, filters, bags, etc.)* Equipment repair and maintenanceLocksmith * Locks * Replace door locks that come out of cylinders using the control key that was issued to all building coordinators. * Change latch bolts and exit device heads * Lubricate the following * Latch bolts and exit device heads * Key cylinders {use graphite only. never use WD40} * Dogging skirts * Deadbolts * Hinges * Strikes (may require some filling)* Door Closures * Remove and replace leaking closures * Remove arm * Remove from bracket * Reverse steps 1 and 2 * Adjust latching and closing speeds (use Allen wrench)* Tighten screws * Door hinges (use a #3 Phillips screwdriver)* Exit devices, locksets, deadbolts (use a #2 Phillips screwdriver)* Removal of Obstructions * Key cylinders (use hooked extraction tool)
