Serves as District Agent with all project stakeholders during the design, bidding/award, construction and warranty phases of any authorized district construction or renovation activity on a per project basis. Develops and promotes good community relations among various community and school clientele. This position is dependent upon the passage of the 2024 bond initiative and will be funded for approximately four to five years.

MINIMUM EDUCATION OR FORMAL TRAINING: Bachelor's degree from a four-year accredited College or University in Construction Management, Engineering, Architecture, or related field ESSENTIAL ENVIRONMENTAL DEMANDS:

Assignments may include being in the elements and could include heat, snow, rain, and other weather-related conditions. ESSENTIAL PHYSICAL REQUIREMENTS: Occasional lifting of 5 (five) pounds Occasional climbing up ladder/s Frequent sitting and standing Occasional bending, squatting, or standing Position Specific Information (if Applicable): Responsibilities:

Create and maintain status reports and budget updates on construction projects to District Stakeholders and constituents. Critique potential designs to incorporate District criteria and assist architects/engineers in preparing construction budgets and in establishing overall timelines and delivery schedules. Act as liaison between District stakeholders and designers to assure all District technical guidelines and educational requirements are addressed.

Coordinate frequent scope development meetings with building managers and school staff. Perform other related duties as assigned or requested. Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and professional manner and in general accordance with the approved drawings and specifications Negotiate scopes of work and fees for professional services including, but not limited to, agreements for surveyors, architect/engineer services, geotechnical investigations, material testing and construction observation, mechanical testing and balancing, mechanical commissioning, security systems, State Division of Fire Safety Third Party Inspectors, etc Serve as the District agent with architects/engineers, consultants, and General Contractors regarding construction concerns and in determining validity of fee increase requests and change order requests.

Serve as the District agent at design and construction-related meetings including, but not limited to Schematic Design, Design Development and Construction Document phase reviews, pre-construction, pre-submittal, and pre-installation conferences. Facilitate the weekly District/School/Architect/General Contractor meetings from the start of the project through project acceptance. Coordinate District-supplied items with General Contractors, including but not limited to all Fixtures, Furniture, Equipment, and Instructional Materials.

Analyze architect/engineer, consultant, General Contractor, and subcontractor qualifications to determine pre-qualified participants for all projects. Manage and coordinate construction activities with building and school occupant schedules. Edit front-end (terms and General Conditions) bid and contract documents and schedules.

Manage warranty issues throughout the twelve-month warranty period. Review and approve architect/engineer, consultant, and General Contractor payment applications. Throughout design confirm that architects/engineers incorporate all local, state, and federal agency code requirements.

Determine if Final Completion and Final Acceptance requirements have been met and establish the warranty period start date. Certifications: Education: Bachelor's Degree: Architecture, Bachelor's Degree:

Regular Primary Location: West Building B - Construction and Transportation Fleet One Year Only (Yes or No): No Scheduled Hours Per Week: 40 FTE: 1.00 Approx Scheduled Days Per Year: 260 Work Days (260 days indicates a year-round position. Time off [or Off-Track Days] are then granted based on the position.

Minimum Hire Rate: $83,144.21 USD Annual Full Salary Range: $83,144.21 USD - $124,716.31 USD Annual All salary amounts listed above are based on a full-time (1.0) FTE. If applicable, part-time salaries will be prorated according to the assigned FTE.
