Position Description:

Overseeing and maintaining Building Management System (BMS) comprised of several different types of mechanical/electrical systems. This position supports the day to day systems operation by working closely with the Facility Engineers on issues related to HVAC controls and performs regular scheduled device/system/network preventative maintenance.

Constantly strives to improve existing/new sequences of operation for major mechanical systems to optimize the overall building's operation. The Primary Building Management system is Siemens Apogee. Reports to the Building Management and Controls Automation Manager.

Responsibilities and Skills:

Analyze, and interpret the essential building/system design documentation such as mechanical/electrical/BMS drawings & specifications.

Mark-up drawings and update drawing sets with field discovered changes/modifications.

Solve advanced problems and deal with a variety of options in complex situations.

Hands-on experience with computer Hardware/Software installation, configuration and upgrade.

Advanced knowledge of the following Operating Systems, production and control software: Windows 2003 Server, Windows XP, Windows 7, Windows 2008 Server, Windows 2012 Server, PowerPoint , Visio, Project, Word, Excel, Adobe.

Hands-on experience with Ethernet, Fiber and RS-485 network installation, configuration and troubleshooting.

Understanding of BAS/BMS Communication Protocols such as Modbus RTU, Modbus TCP, OPC, BACnet MS/TP and BACnet/IP.

Knowledge of other Communication Protocols and Network Architectures is a plus.

Understanding of Pneumatic systems/control devices and ability to troubleshoot/calibrate pneumatic devices including, but not limited to, pneumatic damper/valve actuators and pressure switches.

Advanced knowledge of different types of Building Mechanical/Electrical systems in the Office and Data Center environment.

Ability to manage small BMS projects.

Ability to coordinate work effort with other site trades and outside vendors.

Ability to work safely on tall ladders and above the ceiling grid.

Key Job Functions:

Maintains all system related documentation, system backup and spare parts. Ensures that all controlled systems are fully optimized to achieve maximum energy saving. Sets up and reviews system trends, activity reports and system logs.

Recommends system hardware/software upgrades and replacements, participates in Project and Engineering meetings, and performs system hardware/software upgrades as defined.

Assists in resolving operations and maintenance issues, troubleshooting and problem solving as required. Responds to emergency situations related to or caused by the Building Management System. Other duties as assigned.

Maintains high level of technical aptitude by attending on-site and of-site training classes.

Qualifications:

  • A minimum of eight (8) years of hands-on field experience with Direct Digital Control (DDC) Building Management Systems BMS in the Office and Data Center environment. The hands-on experience should be in all aspects of the Building Automation specialty including installation, programming, commissioning, maintenance, retrofit, conversion and project management.

  • Requires advanced analytical and problem-solving skills. Will utilize this high level of proficiency both as an advisor and individual contributor performing hands-on operations.

  • Hands-on experience with one or more of the following Building Management Systems is required: Siemens Apogee/Desigo, Johnson Controls Metasys, Schneider EcoStruxure, Alerton Ascent, AutomatedLogics WebCTRL.

VIEW JOBS 12/5/2018 12:00:00 AM 2019-03-05T00:00 Senior Onsite Audio-Visual Maintenance Technician The Onsite Audio-Visual Maintenance Technician manages, maintains and is responsible for all service and repairs of client's audio video equipment and fully integrated conference rooms include auditoriums and board rooms. Onsite AVMT interfaces directly with the client on a daily basis and their responsibilities include maintaining daily functionality of all AV and integrated conference rooms. The position will collaborate with our client's management team and other company employees; this is a key role in maintaining a good partner relationship and being sensitive to our client's needs and schedules. This position reports to the Strategic Onsite Manager. PRIMARY RESPONSIBILITIES: * Preventive maintenance visits to ensure equipment and room functionality is ready for use. * Responsible for identifying defective or failed equipment and take ownership to resolution, work with client support departments and company account representatives to provide clients with resolution options. * Communicate with, understand and intelligently interface with various internal operating groups that include but are not limited to the Post Production, Broadcast Engineering and Operations, as well as various other technical and operating groups both internal and external. * Identify and isolate network or signal flow problems, as well as install and configure complex post production video and audio processing systems * Perform software and firmware version upgrades and configuration changes to operating systems and platform * Ensure that all systems are fully functional, and that equipment and system downtime are kept to a minimum and ensure complete closeout and turnover of jobs to the client or service department. * Accurately and quickly diagnose, log and remedy faults and problems. Troubleshoot electronic systems and equipment and provide repairs. * Interface with manufacturers, developers, engineers, and project managers to provide resolutions for highly complex systems * Perform remote troubleshooting for local and regional offices * Ensure a prompt, courteous and appropriate response to all customer requests for assistance and support, working to defined service level agreements and within contractual timeframes/frameworks. REQUIRED SKILLS: Technical Skills * Experience in providing routine maintenance and problem diagnosis for projectors, microphones, speakers, amplifiers, LCD/Plasma Displays. * Benchmarking new and existing systems to ensure they meet stringent quality standards. * Experience in maintaining and troubleshooting network-based mass storage solutions, edit hardware and software. * Experience in maintaining and optimization of cameras in production facilities, main control rooms and auditoria. * Ability to read and utilize blue prints and audio/video flow diagrams * Network troubleshooting to diagnose static and dynamic IPs * Ability to use test equipment to troubleshoot AV, Videoconferencing and Broadcast systems * Gather and analyze system logs and system settings for Cisco codecs, Crestron control systems, mixers, and broadcast equipment as needed * Utilize audio mixer software to calibrate and eliminate echo and feedback. * Have a working knowledge of video conferencing units and codecs. * Have a working knowledge of AV control systems. AMX, Crestron, Cisco * Have a working knowledge of audio DSP based technologies, gain structure and the requirements of sound reinforcement within the presentation environment. * Testing, problem diagnosis, maintenance and basic repairs for projectors, microphones, speakers, amplifiers, LCD/Plasma Displays. * Proven experience in the testing, fault finding, servicing, maintenance, engineering and installation of electronic audio-visual systems, or a related field. * Knowledge of touch screen and web-based programming and control technology. EDUCATION & TRAINING * High School diploma required * College degree in a related technical field a plus * Minimum 5 years related experience * Minimum two years break/fix and/or system integration experience * CTS, DMC-E and continuing AV training preferred * Experience in providing technical support and/or maintaining a broadcast/editing environment a plus. * Strong desire to learn and be trained. OTHER REQUIREMENTS: Ability to lift 75 pounds, climb ladders, crawls under tables, etc. This position can have physical demands. WORK WEEK & HOURS: 40 hours - Mon Fri. Shift hours may be subject to change based on business requirements in support of a Broadcast and Audio-Visual facilities. Must be flexible to work additional hours and on weekends as required on an overtime basis. ENVIRONMENT: Works at a customer site daily, requires travel to other customer locations in the metro area.
