This internship position is working under The Non-Profit Housing Association of Northern California (NPH) program of the Bay Area Housing Internship Program (BAHIP). NPH was established in 1979 and is a nonprofit membership organization working in the 9-county Bay Area to fulfill our vision of a future where everyone has a place to call home and where low-income communities and communities of color stay and prosper in the region. We do this by activating our members - over 750 affordable housing developers, advocates, community leaders, and businesses - and working to secure resources, promote good policy, educate the public, and support affordable homes as the foundation for thriving individuals, families, and neighborhoods. Through this new internship program, NPH hopes to support growing the next generation of affordable housing professionals.

ABOUT THE PROGRAM'S OBJECTIVES

BAHIP is a one-year paid internship designed to recruit and train housing development professionals who enhance inclusion and racial equity at leading nonprofit housing development organizations in the Bay Area. This internship aims to provide a launching pad for Bay Area college students from low-income, communities of color backgrounds into a career in affordable housing development/project management.

We strongly encourage applications from students entering their last year of college who have an academic focus on/interest in urban studies, community development, and related subject matter. Students with bilingual/bicultural backgrounds are also encouraged to apply.

HOW THE INTERNSHIP WORKS

The program will consist of three pillars to form the foundation of a successful internship experience. The first is the intern, the second is NPH, and the third is the Host Agency (the Organization where interns are placed). NPH is the Program Administrator of BAHIP:

NPH sponsors the program and coordinates all trainings and supplemental program activities. The Host Agency is a nonprofit or governmental agency where each intern carries out his/her day-to-day work. Interns are individuals from a low-income and/or minority background currently enrolled in a Bay Area college or university who will commit to a one-year program of work and learning.

Interns are selected via a competitive application process from across the San Francisco Bay Area and matched with a host agency based on factors, including desired areas of focus, geographic location, etc. The intern will be supervised by a designated staff person at the host agency, who will work closely with the intern and also serve as a mentor. Interns will learn not only the how-to's of project management, but also about the affordable housing and community development field.

Interns and host agencies sign agreements with NPH to ensure understanding of the program terms and policies, and to ensure an optimal experience for the Intern and the Host Agency. During the course of the year, the Intern will be actively involved in affordable housing and real estate development. The Intern will learn hands-on what it takes to create affordable, healthy living communities, and specifically learn the intricacies of developing and rehabilitating single-family homes or multifamily housing complexes from concept inception to construction completion for low-income and ethnically diverse communities following a real estate development process. In addition, interns will further develop their leadership skills through the program's supplemental activities described below.

INTERNSHIP PROGRAM TIMELINE

The Host Agency shall employ the Intern full-time (40 hours per week) during the summer months, starting with the initial employment date in June 3, 2024. The Host Agency shall employ the Intern part-time for a period of no more than 34 weeks during the academic year (the period starting in September). Part-time shall mean a minimum of 16 hours and a maximum of 20 hours per week. (Additional hours may be approved by the Host Agency in consultation with NPH.) The Intern's employment shall begin no later than June 3, 2024 and end on May 31, 2025 (unless terminated earlier according to the Host Agency's personnel policies and the terms described in Section 15 of this Agreement or otherwise agreed to in writing by the Host Agency and NPH).

The Intern is an employee of the Host Agency and shall fully operate under the personnel policies of the Host Agency and abide by any other requirements of the Host Agency. The Host Agency and the Intern understand that they have been selected to participate in the Program and that they will act diligently to carry out the requirements of the Program as delineated by this Agreement.

COMPENSATION

The Intern shall receive a wage of $21 per hour as compensation for hours worked. The Host Agency, as the employer of the Interns, shall be responsible for the Intern's personnel costs, including any applicable social security, employment taxes, worker's compensation insurance, and any other personnel-related costs associated with the employment of the Intern by the Host Agency.

NPH is solely responsible for NPH hosted/sponsored trainings/workshops as indicated in Section 11. The Host Agency shall compensate the Intern at the regular rate of compensation for his or her hours spent attending various NPH Intern Program sponsored activities as delineated in Section 11.

INTERN WORK HOURS

The Intern and Host Agency both fully understand and agree that the Host Agency shall compensate the Intern's participation at any NPH Program sponsored trainings beginning June 3, 2024. The Host Agency will be responsible for meeting all relevant labor law including overtime rates and breaks as they apply.

PROGRAM REQUIREMENTS FOR INTERNS

The Parties understand that the Intern has been selected for a very unique, hands-on, professional Internship program, and is the intention that the Intern shall fully participate in all Program activities throughout the entire Program year.

The Intern shall participate in the Program on a full-time basis during the summer months beginning in June (40 hours per week) and part-time during the academic year (16-20 hours per week) in a minimum of 3-hour blocks per office visit as described in Section 1, but will not exceed the term dates included in Section 1 unless other prior arrangements have been made and approved by the Host Agency and NPH's Program Manager in writing.

NPH and the Host Agency expect that the Intern will make every effort to complete his or her work assignments at the Host Agency, attend work regularly during agreed upon regular office hours (typically between 8 AM - 6 PM Monday through Friday), keep good attendance, complete any requested evaluations and training assignments, participate in all required trainings so long as there is no extraordinary circumstance that would prevent the Intern from participating, keep regular communication with the NPH Program Manager and Host Agency Supervisor, work cooperatively and diligently with fellow Host Agency employees and fellow Interns from across the Bay Area, to abide by the employee regulations and policies of the Host Agency, and to use his/her self-initiative to become proficient in the training skill objectives listed in Section 9 of this agreement, and any other requirements that may be requested by the Host Agency or the Program, so long as they are consistent with the training and Learning Plan requirements delineated in Sections 9, 10 and 11 of this Agreement.

SUPERVISION

The Host Agency shall control the Intern's work activities and assign a direct Supervisor to actively supervise the Intern's work. The Supervisor or person designated by the supervisor shall provide the Intern with an orientation to the Host Agency, the Approved Learning Plan, specific work assignments, training, and support needed to carry out his/her work assignments.

The Host Agency shall inform NPH before assigning a different Supervisor to the Intern. NPH is aware that, at times, the day-to-day intern contact is someone other than the Supervisor, and this is acceptable so long as the day-to-day intern contact and the Supervisor coordinate on Intern Program assignments, evaluations, and ensuring that the day-to-day intern contact fully understands the requirements and objectives of the Program. The current approved supervisor is listed in Attachment A.

The Host Agency shall keep the NPH Program Manager current and immediately informed about any strong concerns regarding the Intern's performance. Examples may include, but are not limited to the following:

The Intern has a pattern of underperforming, the Intern fails to report to work as scheduled, the Intern is missing a lot of work due to coursework or other reasons, the Intern is hostile or abusive to coworkers or contractors, the Intern resigns, or if the Intern is being considered for disciplinary action or termination of employment. NPH's goal is to have all Interns successfully complete the Program and will attempt to mediate issues if they arise and arrive at a mutually agreed upon solution that is documented between Host Agency, Intern, and NPH.

CRIMINAL BACKGROUND CHECK REQUIREMENTS

EAH Housing conducts criminal background checks on all candidates who have received a conditional job offer. Once you have received such an offer, you will be required to submit and pass our criminal background requirements.

Please be advised that certain roles may also require fingerprinting due to legal requirements. If onsite housing is a requirement of the position, any household members over 18 years of age who will be living onsite with the candidate must also undergo a criminal background check and tenant screening. Satisfactory completion of background check and fingerprinting requirements is a requirement of employment with EAH.
